[New Launch] Strong demand for CCR luxury homes as River Modern sells 90% on launch day
River Modern Sells 90% on Launch Day! Demand for Luxury Homes in Prime CCR Remains Strong
Despite ongoing global geopolitical tensions, residential demand in Singapore's Core Central Region (CCR) continues to display remarkable strength.
Developed by SGX-listed developer GuocoLand, River Modern sold over 90% of its units on its launch day on 7 March, transacting 410 units at an average price of around S$3,266 psf.
With a total of 455 units in the development, this stellar sales performance is widely seen by the market as a significant signal of the resilience of current housing demand.

Dominated by Owner-Occupier Buyers
According to the developer, buyers at River Modern were almost entirely Singapore Citizens and Permanent Residents.
The majority were owner-occupiers, comprising diverse household profiles ranging from singles to multi-generational families.
The developer noted that buyers were primarily drawn to the project’s exceptional location attributes.

Nestled along the Singapore River, River Modern enjoys a rare waterfront setting, while also being situated just across the road from River Valley Primary School.
In addition, the mature surrounding neighbourhood and abundant lifestyle amenities were pivotal factors attracting homebuyers.
GuocoLand's established brand reputation in the market, coupled with the development's efficient unit layouts, lush landscaping, and comprehensive facilities, further enhanced the project's overall appeal.
Attractive Entry Pricing
River Modern's entry prices were also considered highly attractive, with two-bedroom units starting from approximately S$1.548 million, drawing substantial buyer interest.
In terms of sales breakdown, three-bedroom units proved to be the most popular, with over 90% taken up.
Meanwhile, sales for both two-bedroom and four-bedroom units surpassed 80%.
This robust performance demonstrates that the development has resonated strongly with both investors and owner-occupiers alike.
A "Safe Haven" Amid Geopolitical Uncertainty
River Modern’s sales performance is also viewed as a key barometer of current market sentiment, reflecting the fundamental resilience of Singapore's real estate market.
Amid persisting global geopolitical tensions—including conflicts in the Middle East that drive up oil prices, energy costs, and airfares—global markets have faced continued volatility.
Yet, within this challenging climate, Singapore property continues to be regarded as a relatively stable asset class.
Singapore’s stable political environment and solid economic fundamentals reinforce its status as a "safe haven" during times of heightened global uncertainty.
Capitalising on this stability, many buyers have chosen to commit capital into property as a reliable store of wealth.
Historical data indicates that geopolitical conflicts have generally had limited impact on Singapore's private home market. For instance, following the 2003 Iraq War, Singapore's private home prices still rose by 2.8% in 2004.
Narrowing Price Gap Between CCR and RCR
Market observers have pointed out that the price gap between the Core Central Region (CCR) and the Rest of Central Region (RCR) has narrowed in recent years.
This dynamic has made CCR properties increasingly attractive in terms of relative value, and River Modern stands as a quintessential prime example of this trend.
Located along the Singapore River in prime District 9, the project sits on what is widely regarded as one of the last remaining riverfront residential parcels in the precinct.
River Modern may well be one of the best-performing new launches in the River Valley area in recent years. It is also the largest residential launch in District 9 this year. During the preview phase, the developer collected over 1,000 cheques as expressions of interest, translating to an average of around two buyers competing for every available unit.

Limited Near-Term Supply in the Vicinity
Market analysts believe that River Modern’s brisk sales can also be attributed to the tight near-term supply within the immediate vicinity.
The next residential development in the River Valley precinct is expected to come from the adjacent River Valley Green site, which is slated for launch via tender in April this year.
Even upon successful tender and development, that new project is unlikely to launch until around 2027, effectively granting River Modern an exclusive and opportune sales window.
Paving the Way for Upcoming New Launches
The resounding success of River Modern is likely to inject fresh confidence into upcoming new launches.
Developments slated for launch in the second quarter of 2026 include Rivelle Tampines EC, as well as Pinery Residences in Tampines West.
At the same time, GuocoLand is preparing to roll out Tengah Garden Residence in Tengah.
Furthermore, on 3 March, the developer, in a joint venture with Hong Leong Holdings and CSC Land Group, successfully secured the Lentor Central site.
The land parcel was awarded at S$657.1 million, which translates to S$1,278 psf per plot ratio (psf ppr), with a new residential project expected to be launched there in 2027.
Market watchers note that this latest land acquisition substantially replenishes GuocoLand’s development pipeline, ensuring a sustained supply of residential offerings from the developer in the years ahead.
