[New Launch] Sim Lian previews Emerald of Katong on 1 Nov, drawing 10,000 visitors

Sim Lian Group previewed the 846-unit Emerald of Katong on 1 November, with sales officially launching on 16 November. The 99-year leasehold condominium is situated along Jalan Tembusu, off Tanjong Katong Road, and is a five-minute walk from Tanjong Katong MRT Station on the Thomson-East Coast Line.

Units range from one-bedroom-plus-study to five-bedroom apartments, with sizes spanning 484 to 1,561 sq ft. Emerald of Katong is launched under the new Gross Floor Area (GFA) harmonisation guidelines, where air-con ledges are excluded from the strata area, maximising livability and space efficiency.

Sim Lian noted that the developer's vision is to craft a residential haven within the modernised Katong Peranakan precinct where residents can enjoy optimal comfort, seamless connectivity, and a vibrant sense of community.

The project sits right beside the 638-unit Tembusu Grand by City Developments and MCL Land. Launched in April last year, the 99-year leasehold condo has sold 521 units (82%) to date at an average price of $2,459 psf.

Emerald of Katong was designed by project architect MAN Architects. The 99-year leasehold development occupies a 221,436 sq ft site and features six residential towers between 18 and 21 storeys high.

Units range from one-bedroom-plus-study to five-bedroom luxury layouts, with sizes from 484 to 1,561 sq ft.

Prices start from $1.2 million for a 484 sq ft one-bedroom unit, $1.5 million for a 624 sq ft two-bedroom premium unit, and $1.6 million for a 678 sq ft two-bedroom-plus-study. Three-bedroom units of 883 sq ft start from $2.1 million, while three-bedroom-plus-study units of 969 sq ft start from $2.3 million. Four-bedroom-plus-study units measuring 1,152 sq ft start from $2.7 million, with four-bedroom premium units starting from 1,259 sq ft priced upwards of $3 million. Five-bedroom luxury units start from 1,475 sq ft, with prices beginning at $3.5 million.

While the developer has not disclosed the average selling price, market agents estimate it to be around $2,550 psf.
