[New Launch] one-north residential market continues to heat up as Hudson Place beats expectations

Hudson Place Sells Over 61% of Units on Launch Weekend as Residential Demand in one-north Continues to Heat Up

Located at Media Circle, Hudson Place Residences sold 201 units over its launch weekend on 16–17 May, representing 61.5% of its total 327 units, at an average selling price of approximately $2,458 psf.

The 99-year leasehold private residential development is spearheaded by a joint venture between Qingjian Realty and Forsea Holdings, together with CYZ Land and Jianan Capital.

The developers noted that the robust sales performance reflects growing market recognition and confidence in one-north as an emerging residential precinct.

Residential Demand Gaining Traction in one-north

Hudson Place is not the consortium's first foray into the area.

The same joint venture previously launched Bloomsbury Residences in 2025, which has sold around 85% of its units to date at an average price of about $2,525 psf.

The developers believe that with more residential projects entering the market, one-north is steadily evolving from a purely R&D and commercial cluster into a more well-rounded, vibrant live-work-play community.

The launch of Hudson Place is seen as a key step in this ongoing long-term transformation.

Outperforming Nearby Launches

Market analysts highlighted that Hudson Place's launch weekend performance notably outpaced that of Bloomsbury Residences, which recorded a take-up rate of around 25% during its launch weekend last year.

Industry observers attribute this strong showing to a pricing strategy that closely aligns with current market demand.

Prices for the development start from around $2,200 psf, with two-bedroom units starting from approximately $1.4 million, three-bedroom units from over $2 million, and four-bedroom units from around $2.7 million.

In particular, with many units priced comfortably under $2.5 million, the project proved accessible to both owner-occupiers and HDB upgraders.

Analysts pointed out that against the backdrop of several recent Outside Central Region (OCR) new launches crossing the $2,500 psf mark, Hudson Place's average of $2,458 psf offered an attractive value proposition for a Rest of Central Region (RCR) project.

By comparison, recent launches such as Pinery Residences and Vela Bay fetched average transacted prices of around $2,546 psf and $2,886 psf, respectively.

Larger Formats See Strong Take-Up

In terms of unit breakdown, the 893 sq ft three-bedroom Deluxe and 1,152 sq ft four-bedroom Premium units emerged as the most popular layouts.

All three-bedroom units were 100% snapped up over the launch weekend, while more than 88% of the four-bedroom units were sold.

In addition, one of the five exclusive penthouses was also transacted.

Overwhelming Majority of Buyers Are Local

According to the developers, Singapore Citizens and Permanent Residents (PRs) accounted for approximately 99% of all buyers.

Buyers came from a broad geographical spread; beyond the Western region, purchasers also hailed from established estates such as Thomson, Punggol, and Sengkang.

Huttons Asia noted that roughly 65% of transacted units were two-bedroom layouts, underscoring resilient demand for compact units in one-north.

A major driving factor is one-north's burgeoning AI sector.

With the rollout of the "Kampong AI" initiative, more tech and artificial intelligence firms are expected to set up operations here, injecting a sizable pool of professionals and boosting leasing demand.

Rental Demand and Long-Term Potential Draw Buyers

Currently home to around 50,000 knowledge-based workers, one-north commands rental rates roughly 10% higher than the neighbouring Dover area.

Beyond investors, a substantial number of owner-occupiers were also drawn by the development's lower-density surroundings, lush greenery, and peaceful living environment.

Another competitive edge for Hudson Place lies in its attractive land acquisition cost.

Secured at approximately $1,037 psf ppr, the lower land cost gave the developers greater pricing flexibility amid rising land costs across Singapore, providing buyers with an enhanced "margin of safety".

Ongoing Planning Pipeline for one-north and Dover

Under the URA Master Plan 2025, the upcoming Dover-Medway precinct is slated to add around 6,000 new residential homes.

At the same time, one-north's research, tech, and innovation ecosystem continues to expand.

Market watchers widely agree that this will continue to underpin housing demand and long-term capital appreciation in the precinct.

Amid relatively limited supply in the RCR, new launches like Hudson Place—backed by strong employment drivers, robust master planning, and sensible entry prices—are steadily capturing discerning market demand.
