[New Launch] OCR new launch priced close to ECs: How did Tengah's first private condo fare?
Tengah’s First Private Residential Project Debuts, Drawing 1,300 Groups of Buyers During Preview Weekend
As the first purely private residential development in the new town of Tengah, Tengah Garden Residences drew around 1,300 groups of prospective buyers during its preview weekend on 11–12 April, reflecting keen initial market interest in this up-and-coming precinct.
The project is slated to officially launch on 25 April.

First Private Residential Project Marks a New Chapter for the Precinct
Jointly developed by Hong Leong Holdings, GuocoLand, and CSC Land Group, Tengah Garden Residences is the maiden fully private residential development in Tengah.
The 99-year leasehold project features approximately 3,000 sq m (around 32,292 sq ft) of commercial space on the ground floor, introducing retail shops and F&B options to offer residents everyday convenience.
In addition, the development will be directly linked to the upcoming Hong Kah MRT Station, further boosting connectivity.
Buyers from the West Form Core Target Segment
Turnout indicated that visitors were predominantly from western Singapore, including Bukit Batok, Bukit Gombak, Choa Chu Kang, Jurong East, and Jurong West.
This reflects resilient underlying demand within the area, driven particularly by HDB upgraders and local families.
Diverse Unit Mix Catered to Family Living
The development offers a wide range of unit configurations from one- to four-bedroom layouts, with sizes spanning 485 sq ft to 1,260 sq ft.
In terms of pricing, current indicative guide prices are as follows:
1-Bedroom from ~$980,000 (~$2,025 psf)
2-Bedroom from ~$1.11 million (~$1,779 psf)
3-Bedroom from ~$1.58 million (~$1,993 psf)
4-Bedroom from ~$2.28 million (~$2,025 psf)
Overall, the pricing structure caters to various budget tiers, appealing to both first-time homebuyers and family-oriented purchasers.
Competitive Pricing Close to EC Levels Draws Strong Interest
Market analysts widely view the development’s pricing as competitive within the Outside Central Region (OCR).
In particular, the entry price of around $1,779 psf for a two-bedroom unit is close to the price point of some Executive Condominiums (ECs), enhancing its appeal and successfully drawing buyers who were previously considering an EC.
Pricing Strategy Emphasises Affordability
The developers noted that affordability was a paramount consideration when formulating the unit mix and pricing strategy.
In the current market environment, more buyers are prioritizing well-connected locations with strong future growth potential, and Tengah is increasingly emerging as an attractive choice.
A Rapidly Evolving Growth Area
On the whole, the launch of Tengah Garden Residences is more than just a new project—it marks Tengah's transition from a predominantly public housing estate towards a well-diversified residential enclave.
As transport links, commercial offerings, and community amenities progressively take shape, the precinct's long-term growth potential is set to be unlocked.
For prospective buyers, while this presents an opportunity to enter a burgeoning new estate, it also calls for a long-term perspective to assess its full value.
