[New Launch] Media Circle's Latest Debut: Hudson Place Pricing Revealed – Can Market Momentum Continue?

New Project Launches Maintain Market Momentum

Hot on the heels of the strong sales at Vela Bay and Tengah Garden Residences, Singapore's private residential market is welcoming yet another new project.

Located along Media Circle in the one-north precinct, Hudson Place Residences is slated to open for preview on 1 May, with official sales scheduled to commence on 16 May.

Featuring 327 residential units, the development has emerged as one of the most closely watched new launches in recent months.

Pricing Unveiled: Above $2,200 psf

In terms of pricing, Hudson Place Residences is positioned at a premium tier.

Two-bedroom units start from approximately S$1.4 million, translating to more than $2,200 psf; three-bedroom units start above S$2 million, while four-bedroom units are priced above S$2.7 million.

Amid rising prices across both the Outside Central Region (OCR) and Rest of Central Region (RCR), this pricing structure reflects the developers' confidence in the precinct's growth potential.

Unit Mix: Catered to Families and Upgraders

The project offers unit layouts ranging from two- to four-bedrooms, as well as 5 exclusive penthouses, with sizes spanning from 646 to 2,196 sq ft.

Overall, the product offering is tailored primarily towards owner-occupier families, while also catering to high-end upgraders.

Joint Venture Development Slated for 2029 Completion

The development is jointly developed by Qingjian Realty, Forsea Holdings, CYZ Land, and Jianan Capital.

It is slated to obtain its Temporary Occupation Permit (TOP) in the third quarter of 2029.

Market Context: Resilient Demand for New Launches

The primary private residential market has demonstrated vibrant activity in recent weeks.

Over the past weekend, Vela Bay moved around 70% of its units, while Tengah Garden Residences was virtually sold out on its launch weekend.

Market analysts note that private property prices in Singapore have grown approximately 24.5 times since 1975, underscoring real estate's long-term value preservation and capital appreciation appeal.

Despite macroeconomic uncertainties, steady launch schedules from developers and active participation in Government Land Sales (GLS) tenders signify enduring market confidence.

Market observers project that new home sales in 2026 will range between 8,000 and 10,000 units, with overall price appreciation estimated at 2% to 5%.

Key Variable: Transport Connectivity Poses a Test

However, unlike most recent blockbuster launches that boast immediate doorstep access to MRT stations, Hudson Place features a somewhat different locational attribute.

The project is situated approximately 1.1 km from one-north MRT Station and 1.2 km from Kent Ridge MRT Station, placing it among the relatively less MRT-adjacent new launches introduced over the past 15 months.

Transport convenience remains a decisive factor influencing project take-up rates, making connectivity the focal point in determining whether Hudson Place can replicate the stellar sales results of its peers.

Market Momentum Holds, but Buyers Are More Discerning

Overall, Hudson Place Residences enters the market at a time of strong buying interest.

Nevertheless, as buyers turn increasingly selective, the performance of upcoming launches will rely less on broad sentiment and more on a development's holistic fundamentals—including pricing, location, layout efficiency, and long-term capital potential.

The market's reception to this development could serve as a key barometer of whether high demand will hold firm in the months ahead.
