[New Launch] Lentor Mansion preview draws over 5,000 visitors, prices start from $2,082 psf

Over 5,000 visitors visited the Lentor Mansion sales gallery between 1 and 3 March, according to developer GuocoLand.
The 533-unit Lentor Mansion features three 16-storey towers and three eight-storey blocks sitting on a 235,273 sq ft site with a 99-year leasehold tenure.

Positioned as an upscale development inspired by colonial black-and-white bungalows, units range from two- to five-bedroom apartments spanning 527 to 1,507 sq ft. Prices start from $2,082 psf.
As the fifth project launched in the Lentor Hills estate, Lentor Mansion is also the first development in this burgeoning enclave to offer large five-bedroom configurations. It will feature several five-bedroom layouts ranging from 1,485 to 1,507 sq ft, with prices starting from $3.18 million. Another 75 four-bedroom units spanning 1,227 sq ft are priced from $2.64 million.
The development is slated to commence its official sales launch on 16 March.
Playing a role in the development of Lentor Hills has been an enticing vision for GuocoLand. The group noted: "It is rare for a private developer to shape an entire new private residential neighbourhood. The development of Lentor Hills is also guided by URA’s comprehensive urban design master plan, focusing on integrating nature and community while supporting residential living."
Lentor Mansion is the fourth new private residential project in Lentor Hills by GuocoLand and its joint-venture partners. To date, they have collectively secured four out of the six Government Land Sales (GLS) sites sold, representing 2,211 residential units—or 75% of the nearly 3,000 units launched across Lentor Hills.
GuocoLand's 'Mansion' Series
Lentor Mansion is the latest addition to the developer's Mansion series, which debuted with Meyer Mansion in 2019.
Through the architectural and landscape concept of Lentor Mansion, the developer has set a new benchmark for the Mansion series.
Located adjacent to Hillock Park, Lentor Mansion benefits from the naturally undulating terrain. The developer sought to evoke the timeless elegance of colonial black-and-white bungalows as well as the lush natural environment synonymous with these heritage homes.
Lentor Mansion's double-storey clubhouse, named "The Mansion", serves as the social anchor of the development, embodying the black-and-white theme.

The clubhouse features two function rooms, an open-air verandah on the second floor, and a residents' business centre called "The Chamber", which will be equipped with conducive facilities for remote working or studying.
Other condo facilities at Lentor Mansion include a grand lawn, a 50-metre swimming pool, a family "forest camp", a pet pavilion fitted with washing and drying stations, and a boardwalk along a forest trail. Under the land tender conditions, Lentor Mansion will also house an early childhood development centre (childcare centre) open to the public.
Five-Bedroom Layouts Available
Residential units are distributed across three 16-storey and three eight-storey blocks. Various condo amenities and landscaped areas are nestled across the 2.2-hectare site. According to GuocoLand, Lentor Mansion boasts the lowest density among all developments launched in Lentor Hills.
Positioned as an upscale development, Lentor Mansion features generous four- and five-bedroom units, including 75 four-bedroom apartments spanning 1,227 sq ft, priced from $2.64 million.
There are also 45 five-bedroom units ranging from 1,485 to 1,507 sq ft, comprising 8% of the total unit mix. These five-bedroom residences are priced from $3.18 million.
The developer has meticulously planned the floor layouts to ensure these larger apartments deliver the expansive living areas expected of typical four- and five-bedroom homes, while keeping prices within reach of most family budgets. Substantial effort went into the layout design to ensure maximum space efficiency across all unit types.
Two- and three-bedroom units make up 413 units (77%) of the development. Two-bedroom apartments ranging from 527 to 657 sq ft start from $1.15 million, while three-bedroom units spanning 786 to 1,023 sq ft are priced from $1.7 million.

The Lentor precinct continues to attract a healthy pool of prospective buyers, predominantly owner-occupiers. Transaction patterns from earlier launches in Lentor Hills show that larger formats, such as four-bedroom apartments, are typically among the quickest to sell out.
The introduction of five-bedroom units at Lentor Mansion is well-positioned to fill this supply gap in Lentor Hills.
The 533-unit Lentor Mansion is the first new project launched under URA's revised guidelines harmonising strata area and gross floor area (GFA). Going forward, developers must account for the reduction in total saleable area when strategising new launch prices. As such, the market is keeping a close watch on Lentor Mansion’s launch on 16 March.
The harmonisation of floor areas will ultimately benefit homebuyers. Previously, buyers paid for the entire built-up area including air-conditioner ledges, which ranged from 3 sq m (32.3 sq ft) to 6 sq m (64.6 sq ft) depending on the scheme, resulting in buyers paying for unusable non-liveable space. The government's new guidelines ensure buyers pay strictly for liveable, functional space.

However, this also means that unit sizes at Lentor Mansion appear slightly smaller than historical market norms. As developers recalibrate pricing strategies, this translates into higher average psf prices.
Buyers should nevertheless keep floor area harmonisation in perspective. At the end of the day, homebuyers should look at the absolute price quantum and benchmark it against comparable developments in the market.
The development also benefits from being within 1km of renowned schools such as CHIJ St Nicholas Girls' School and Anderson Primary School. Lentor Mansion is expected to draw strong interest from young families with school-going children as well as multi-generational families living in the surrounding estate.
The completion of the Thomson-East Coast Line (TEL) serving Lentor has dramatically enhanced public transport connectivity in the area. Together with the neighbourhood’s pedestrian-friendly urban master plan, all residential parcels are within a five-minute walk of the MRT station. Likewise, Lentor Mansion is merely a five-minute walk from Lentor MRT station.
The TEL line also extends the catchment of prospective buyers well beyond the immediate vicinity to central areas such as Bukit Timah, Orchard, Marina Bay, and eventually the East Coast. Developers now assess buyer catchment based on seamless transit connectivity rather than a simple geographic radius around a new project.
A strong conviction in the broad appeal of the Lentor Hills estate has driven GuocoLand’s strategic push to expand its land bank in the precinct. Having a significant footprint across Lentor Hills enables GuocoLand to roll out varied lifestyle concepts catering to different market segments, which in turn fosters product differentiation throughout the estate.
Consequently, GuocoLand continues to distinguish itself in the local private residential market as a premier developer and successful placemaker.
