[New Launch] Lentor Gardens Transacts at an Average Price of $2,350 psf as Lentor Precinct Continues to Heat Up
Lentor Gardens Residences Sells 54% on Launch Day as the Lentor Precinct's Value Continues to Unfold
Singapore's latest private residential launch, Lentor Gardens Residences, officially opened for sales on 18 July and delivered an impressive performance.
Developer Kingsford Group announced that a total of 270 residential units were sold on the first day, representing 54% of the 499-unit condominium, at an average selling price of approximately S$2,350 per square foot (psf). In addition, all three strata commercial shops within the development were fully sold out at an average price of around S$2,550 psf.
As the seventh residential development launched in the Lentor Hills estate, achieving such a robust take-up rate once again demonstrates buyers' steadfast confidence in the Lentor precinct.

Seventh Project Launch Met with Resilient Market Demand
For Lentor Gardens to secure a 54% take-up rate on its launch day as the seventh project in the area represents a remarkably healthy performance.
As of early July this year, the first six residential projects in Lentor Hills had launched a cumulative total of 2,954 units, of which 2,929 units had been sold—achieving an overall sales rate of 99.2% and virtually clearing the market inventory.
With the launch of Lentor Gardens Residences, total residential supply in Lentor Hills has reached approximately 3,400 units, leaving buyers with very limited unsold options across the precinct.

Three-Bedroom Units Prove Most Popular
Looking at the sales breakdown, family-oriented layouts remain the mainstay of market demand.
On the first day of sales:
Three-bedroom units accounted for 42% of transactions
Two-bedroom units accounted for 40%
Four-bedroom units accounted for 18%
Notably, both compact three-bedroom layouts (Three-Bedroom Compact and Compact + Study) sold out completely within hours of launch.
Priced between approximately S$2.05 million and S$2.21 million, these units struck an ideal balance between living space and affordability, making them particularly attractive to family buyers.
Furthermore, the larger Premium layouts also posted strong results:
Two-bedroom Premium units were 93% sold
Three-bedroom Premium units were 79% sold
This underscores that many buyers are prepared to commit higher budgets in exchange for more spacious and functional living layouts.
First-Time Buyers and Young Families Lead Demand
Market analysis indicates that the buyer profile was predominantly made up of young families and first-time homebuyers. A significant number of young singles were supported by parental contributions, eager to secure a foothold in the private property market early.
In terms of buyer nationality:
Singapore Citizens accounted for 91%
The remainder comprised Singapore Permanent Residents and foreign purchasers
Overall, domestic demand continues to serve as the core driving force behind transaction volumes.
Lentor Evolves from Master Plan to a Thriving, Mature Community
Many industry observers note that Lentor's appeal today is fundamentally different from when the first project launched in 2022.
Lentor Modern, launched back then, has already obtained its Temporary Occupation Permit (TOP) in 2025, and its integrated shopping mall commenced operations early this year, bringing everyday amenities fully into place.
Residents today enjoy seamless access to:
Lentor MRT station on the Thomson-East Coast Line
The Lentor Modern integrated retail mall
The upcoming Lentor Hillock Park
Prestigious educational institutions including CHIJ St. Nicholas Girls' School
Many buyers who adopted a wait-and-see stance previously have now returned to the market, reassured by seeing the vibrant community take concrete shape.
In fact, early buyers of Lentor Modern are now sitting on average paper gains exceeding S$300,000, with some units seeing gains close to S$600,000, as recent resale transactions approach S$2,600 psf.

Buyers Eye the Precinct's Long-Term Growth Potential
Buyers entering Lentor Gardens Residences today are doing more than just purchasing a new launch; they are investing in a progressively maturing residential enclave.
Unlike early 2022, when buyers had to wait for infrastructure to be realised, Lentor now boasts established transport links, retail convenience, and a welcoming residential environment, significantly bolstering buyer confidence.
The launch drew substantial interest from HDB upgraders hailing from Ang Mo Kio.
In the first half of this year alone, Ang Mo Kio logged 79 million-dollar HDB resale transactions, nearly matching the 80 recorded in the whole of last year. These homeowners, having unlocked substantial capital appreciation, form a key source of purchasing power for private residential upgrades.
Additionally, landed homeowners looking to right-size while remaining within their familiar neighbourhood represented another major buyer segment for the project.
OCR Market Demonstrates Continued Resilience
In the second quarter of this year, around 70% of Singapore's new private home sales were generated from the Outside Central Region (OCR).
Launches such as:
Tengah Garden Residences
Vela Bay
Lentor Gardens Residences
have all posted healthy sales tallies, reiterating that demand for mass-market private homes remains resilient and steady.
Key factors underpinning the OCR market include:
Steady demand from first-time home purchasers
A growing pool of HDB upgraders
A relatively stable interest rate environment
Singapore's resilient employment market
At the same time, Government Land Sales (GLS) tender prices have steadily climbed in recent years, with several OCR land parcels crossing S$1,300 psf per plot ratio (ppr).
In comparison, the Lentor Gardens land parcel was acquired at around S$920 psf ppr, providing the developer with greater pricing flexibility and giving the development a competitive edge in today's market.
Market Outlook
The launch-day sales performance of Lentor Gardens Residences reinforces the market's growing recognition of the Lentor precinct.
Compared to several years ago, buyers are no longer investing merely in a blueprint, but in an emerging residential enclave where everyday conveniences and infrastructure are firmly established.
With the final residential parcel in Lentor anticipated for release next year, Lentor Hills is projected to encompass around 4,000 residential households, completing the master-planned neighbourhood.
For owner-occupiers and long-term investors alike, Lentor has transitioned from an "up-and-coming enclave" into a mature residential neighbourhood, with its long-term value proposition steadily bearing fruit.
