[New Launch] Lentor Gardens Residences Sees Strong Preview Turnout: Is Lentor’s Momentum Continuing?

Lentor Gardens Residences Draws Around 5,000 Visitors on Preview Weekend, Launches Officially on 18 July

As the seventh private residential development launched in the Lentor enclave, Lentor Gardens Residences opened its showflat for preview on 4 July, welcoming strong crowds over its debut weekend.

According to developer Kingsford Group, around 4,500 visitors had toured the sales gallery as of 5 pm on 5 July. By the time the gallery closed at 8 pm that evening, total visitor turnout for the preview weekend reached approximately 5,000, underscoring robust market interest in the project.

Amid earlier Lentor launches largely selling out and the precinct steadily maturing, Lentor Gardens Residences has become a key focal point for prospective homebuyers looking to enter the Outside Central Region (OCR) market.

Seventh Residential Project in Lentor Sustains Enclave's Growth Momentum

Lentor Gardens Residences marks the seventh private residential project introduced in the Lentor precinct and Kingsford Group's maiden venture into the Lentor estate.

The 99-year leasehold development comprises:

502 residential units

Three 16-storey residential towers

One 8-storey residential block

Three strata terrace houses

Unit layouts range from two- to five-bedroom configurations, catering to a diverse spectrum of families and homebuyers.

With Lentor's transport connectivity, commercial amenities, and daily conveniences continuously enhancing, and with earlier launches nearly sold out, Lentor Gardens Residences is regarded as one of the standout OCR new launches this year.

Average Indicative Price from Around $2,350 psf, Launches Officially on 18 July

The developer noted that the average indicative guide price during the preview period sits at around $2,350 per square foot (psf).

Official sales bookings are scheduled to commence on 18 July.

Compared to other recent OCR developments located close to MRT stations, Lentor Gardens Residences has drawn many prospective purchasers to preview the project early, supported by its competitive price positioning and Lentor's increasingly well-established living environment.

Market watchers note that as local amenities progressively materialise and overall housing supply in Lentor is largely absorbed, the performance of this new launch will be closely watched.

Expected TOP by End-2030, Backed by Competitive Land Cost

According to information released by the developer, Lentor Gardens Residences is slated to obtain its Temporary Occupation Permit (TOP) by December 2030.

The site was awarded to Kingsford Group in April 2025 at a winning tender price of approximately $429.23 million, translating to a land rate of around $920 per square foot per plot ratio (psf ppr).

This tender price represents the lowest land cost among all Government Land Sales (GLS) residential parcels awarded in Lentor to date, granting the developer significant flexibility in product planning and pricing strategy.

Lentor Steadily Matures as New Launches Continue to Capture Market Interest

Over the past few years, Lentor has evolved from a nascent master-planned estate into a vibrant private residential community with ever-improving transport links, retail offerings, and communal facilities.

With the Thomson-East Coast Line fully operational, the retail mall at Lentor Modern officially opened, and preceding residential launches substantially taken up, the entire precinct is shifting into a mature phase of development.

As the latest project launched in the area, Lentor Gardens Residences not only rides on the strong market foundation laid by earlier developments, but also presents an attractive new choice for buyers seeking to enter the Lentor residential market.

Ahead of its official launch on 18 July, industry observers will be tracking whether Lentor Gardens Residences can continue Lentor's sustained sales momentum amid steady demand and tapering future supply in the enclave.
