[New Launch] Freehold condo Kassia opens for preview, with prices starting from $883,000

Hong Leong Holdings will open previews for its new project, Kassia, on 6 July, marking its final development along Flora Drive off Upper Changi Road North. Sales bookings are set to commence on 20 July.

This 276-unit freehold condominium is being developed by Tripartite Developers—a joint venture between Hong Leong Holdings, City Developments Limited (CDL), and TID—which launched its first condominium in the precinct three decades ago.

The flora-inspired condominium series has been introduced in alphabetical order since the mid-1990s. The most recent launch prior to this was the 428-unit The Jovell.

Including Kassia, Tripartite Developers has delivered 11 private condominiums totalling 4,430 units across the Flora Drive-Flora Road enclave.

The last project launched in the neighbourhood was the 99-year leasehold The Jovell in September 2018, which was fully sold and completed in 2022. Its latest transaction was a 904 sq ft three-bedroom unit that changed hands for $1.339 million ($1,481 psf).

Sitting on a freehold site of 150,839 sq ft, Kassia comprises four eight-storey blocks. The development features one- to four-bedroom units ranging from 473 sq ft to 1,345 sq ft.

Prices start from $883,000 ($1,867 psf) for a 473 sq ft one-bedroom unit, $1.196 million ($1,823 psf) for a 656 sq ft two-bedroom unit, $1.659 million ($1,835 psf) for a 904 sq ft three-bedroom unit, and $2.462 million ($1,830 psf) for a four-bedroom unit.

The project is slated to obtain its Temporary Occupation Permit (TOP) in November 2027. Over the years, the area has matured into an appealing residential enclave, particularly for those working in eastern employment nodes such as Changi Business Park and Changi Airport. It is also close to Singapore EXPO, Changi Village, Changi Beach Park, and the new Komo Shoppes.

Schools in the vicinity include St. Hilda's Primary School, Temasek Polytechnic, and the Singapore University of Technology and Design (SUTD).

Kassia is just a short ride away from seven MRT stations: Tampines East and Upper Changi on the Downtown Line; Pasir Ris, Tampines, and Expo on the East-West Line; as well as the upcoming Pasir Ris East and Loyang stations on the Cross Island Line, which are targeted for completion in 2030.

The developer believes that the expanding transport infrastructure and competitive pricing will draw buyers who appreciate the project's attributes.
