[New Launch] Developer Macly Group to open preview for 999-year leasehold condo Jansen House on 27 April

Local property developer Macly Group will preview its 999-year leasehold development, Jansen House, on Saturday, 27 April. The early-bird sales launch for the 21-unit development will take place on Saturday, 4 May.

Unit configurations at Jansen House range from two- to four-bedroom layouts, with sizes spanning 721 to 1,335 sq ft. Communal facilities include a roof terrace, pool deck, dining and BBQ pavilion, children's playground, play area, reading room, and more.

According to a press release issued by the developer on 23 April, units booked and sold during the preview launch will enjoy a 15% early-bird discount.

Prices start from $1.499 million for a two-bedroom unit, $1.999 million for a three-bedroom unit, and $2.442 million for a four-bedroom unit.

Jansen House is the latest addition to Macly Group's "House Series", a portfolio of boutique residential developments by the developer. It is nestled within a low-density residential enclave near the Serangoon/Kovan area, within 1 km of Zhonghua Primary School.

Boutique Developments

While boutique developments may be smaller in scale, they hold their own against mega residential developments across various fronts, such as resale profitability and exclusive facilities shared among a close-knit group of residents.

There are approximately 1,797 boutique developments across Singapore, accounting for roughly 50% of all condominiums on the market.

A key draw of boutique developments compared to larger projects is their high degree of exclusivity, with communal amenities shared among only a handful of homeowners. This sense of exclusivity is complemented by enhanced privacy, as fewer units translate to fewer neighbours, fostering a more intimate and secluded living environment.

The enduring popularity of boutique developments is evident from the proven track record and portfolio of local boutique developers such as Macly Group. The developer boasts a portfolio of over 40 residential and commercial projects across Singapore and Malaysia, including the 50-unit NoMa along Guillemard Road in Geylang, the 15-unit FiveNine at Lorong K Telok Kurau, and the 27-unit 33Residences along Lorong 30 Geylang—all of which are freehold tenures.

Macly's recent launches also include the 17-unit freehold Koon Seng House in District 15's East Coast precinct, and Hill House, a 72-unit, 999-year leasehold luxury condominium perched atop Institute Hill, just off River Valley Road in prime District 9.

Jansen House: District 19's Best-Value New Launch, with Prices from $1,940 psf

With the launch of Jansen House in May, Macly cements its standing as one of Singapore's premier boutique developers. Located in District 19, Jansen House is a 999-year leasehold project and forms part of Macly Group's boutique "House Series". The developer positions it as a "super-connected, super-convenient, super-cool" home. Layouts have been efficiently planned to offer generous and comfortable living spaces, with two- to four-bedroom units ranging from 721 sq ft to 1,335 sq ft.

Homes at Jansen House feature spacious dining areas with dual access to both the balcony and the kitchen, enabling families to seamlessly embrace an alfresco lifestyle. The living room is amply sized to accommodate a work-from-home corner or vanity area. Best of all, the generously proportioned master bedroom boasts an expansive master wardrobe, an en-suite bathroom with built-in daily amenity shelving, and room for a king-sized bed. Common bedrooms can comfortably fit queen-sized beds as well.

Residents will also enjoy comprehensive facilities shared among just 21 households, including a swimming pool, reading room, BBQ pits, and play areas.

With the 15% early-bird discount, Jansen House is set to be one of the most competitively priced new launches in District 19.

The development is nestled in a tranquil landed housing enclave in Hougang. Jansen House is within close proximity to Kovan MRT Station on the North East Line, offering residents direct access to city-fringe destinations such as Clarke Quay, Outram Park, and Chinatown. An array of amenities is readily accessible nearby, including Heartland Mall right next to Kovan MRT station, NEX shopping mall, as well as Serangoon Stadium and Swimming Complex. For families with school-going children, both Zhonghua Primary School and Peicai Secondary School are situated within 1 km of the development.

Ultimately, the appeal of boutique developments comes down to each homebuyer's and investor's distinct lifestyle needs and preferences. With the recent launch of Koon Seng House and the upcoming debut of Jansen House, Macly Group continues to introduce standout offerings to this year's new launch market.

The limited collection of homes in both developments highlights the exclusivity and bespoke charm Macly Group is renowned for, making them compelling additions to its portfolio and prime picks for discerning buyers and investors alike.

Celebrated for their unique ambience and tailor-made living experience, these developments continue to captivate buyers who value quality craftsmanship, distinctiveness, and a tight-knit community feel.
