[New Launch] Bagnall Haus sells nearly 63% of units at launch, averaging $2,490 psf

On its launch day on 18 January, Bagnall Haus saw 71 out of its 113 units sold, achieving a take-up rate of nearly 63%. The average transacted price for the sold units was $2,490 psf.

Over 90% of the buyers were Singapore citizens, the majority being owner-occupiers with diverse budgets. Sales across various unit types were robust, with two- and three-bedroom units being the most popular, alongside healthy demand for larger five-bedroom units.

Located along Upper East Coast Road in District 16, Bagnall Haus is a boutique freehold condominium development. Occupying a site area of 74,280 sq ft, it houses 113 residential units across three five-storey blocks. Unit configurations range from 495 sq ft one-bedroom-plus-flexi units to 1,528 sq ft five-bedroom apartments.

Of the 71 residential units sold at Bagnall Haus, about 59% were one- and two-bedroom units priced below $2.1 million. Three-bedroom units were also in high demand, with 18 out of 20 snapped up at prices between $2.3 million and $2.7 million. The remaining four- and five-bedroom units transacted at around $3 million to $3.8 million.

A quantum below $3 million generally appeals to the majority of buyers. An average transacted price of $2,490 psf is also deemed attractive for a freehold project in a prime location.

Buyers saw value in the project, especially considering that several 99-year leasehold new launches in the Outside Central Region (OCR) — such as The Chuan Park launched in November 2024 — have averaged $2,579 psf.

In addition to the 71 residential units sold, two ground-floor strata commercial shop units at Bagnall Haus (172 sq ft each) were also transacted at $688,000 ($4,000 psf) each.

Purchasers were primarily owner-occupiers, including downsizers moving from older landed properties into newer, more manageable apartments, as well as families from the surrounding neighbourhood looking to upgrade to a freehold home.

Bagnall Haus benefits from its proximity to well-established amenities and reputable schools, including Temasek Primary School, which is located within 1 km. This accessibility adds to its appeal among family-oriented buyers.

The development is also within walking distance of the upcoming Sungei Bedok MRT Station, an interchange connecting the Downtown Line and the Thomson-East Coast Line. Furthermore, Bagnall Haus is just one stop away from Bedok South MRT Station, which will form part of the upcoming Bayshore precinct featuring an integrated transport hub with a new bus interchange, alongside mixed-use retail and residential developments.

Pent-up demand accumulated over 15 years without new launches in the area, coupled with its freehold tenure, served as key catalysts for Bagnall Haus' strong sales. Freehold developments adjacent to an MRT station are few and far between. Buyers also recognised the potential upside from the upcoming transformation of the Bayshore precinct.
