[New Launch] Aurelle of Tampines EC Sells 90% on Launch Day with Record Average Price of $1,766 PSF

Singapore's Executive Condominium (EC) market has seen another wave of buying frenzy! Aurelle of Tampines successfully sold 90% (682 units) on its launch day on 8 March, achieving one of the highest opening-day sales figures in the new EC market. With an average selling price of $1,766 psf, it has once again set a new benchmark for the EC segment.
Four- and Five-Bedroom Units Sold Out; Three-Bedroom Units Over 84% Sold
According to developer Sim Lian Group, all four- and five-bedroom units have been completely sold out, while more than 84% of the three-bedroom units have also been snapped up.
The developer noted that the strong sales reflect robust demand for well-located, thoughtfully designed, and highly connected modern homes, especially in Tampines—one of Singapore's most vibrant regional centres.
New EC Benchmark: $1,766 psf
The average price of $1,766 psf achieved by Aurelle of Tampines marks a brand-new high for the EC market.
The 90% launch-day take-up rate is the highest first-day sales figure for an EC since Hundred Palms Residences sold out on its launch day in 2017. Back then, Hundred Palms Residences transacted at an average of just $841 psf; today, EC prices have effectively doubled.
Second-Timer Quota Fully Taken Up, May Drive Subsequent Sales
According to figures from Sim Lian, the 30% quota reserved for second-timer buyers was fully hit by 3:15 pm on launch day.

Without the cap on second-timers, the overall take-up rate could have been even higher.
However, second-timers can participate in balloting again after one month, which is likely to spark another wave of sales.
Experts suggest the government could consider raising the EC quota for second-timers, aligning it with the recent quota adjustments for three-room and larger HDB BTO flats to better meet market demand.
68% of Buyers Chose Deferred Payment Scheme (DPS)
Around 68% of buyers opted for the Deferred Payment Scheme (DPS) for greater financial flexibility, while the remaining buyers selected the Normal Payment Scheme (NPS).
Ahead of its launch, Aurelle of Tampines received over 2,200 electronic applications (e-apps), marking a multi-year high. This was second only to the 2,300 e-apps recorded by Copen Grand EC in Tengah in 2022.
Attractive Value Proposition Compared to Private Condos
Starting prices for Aurelle of Tampines were as follows:
Three-bedroom units (from 840 sq ft): $1,417,000 ($1,687 psf)
Four-bedroom units (from 1,023 sq ft): $1,689,000 ($1,651 psf)
Five-bedroom units (from 1,356 sq ft): $2,258,000 ($1,665 psf)
With new private condo prices in 2025 averaging around $600 psf higher than ECs, ECs continue to offer a compelling price advantage. Compared to resale private condos in the Outside Central Region (OCR), the average price of ECs is only around 1% higher, yet they provide a fresh 99-year leasehold tenure and modern facilities, making ECs an ideal choice for first-time buyers and HDB upgraders alike.
Prime Location Drives Demand
The stellar sales performance of Aurelle of Tampines was also bolstered by its prime location.
The project is situated right next to the Parktown integrated development, which incorporates an MRT station, bus interchange, shopping mall, hawker centre, and community club, dramatically enhancing daily convenience.
Notably, Parktown Residence—jointly developed by CapitaLand and UOL Group—sold 1,041 units during its launch weekend on 22–23 February, and has since moved 1,043 units at an average price of $2,361 psf.
Aurelle of Tampines is likely only the second EC to be situated adjacent to an integrated development, with the first being Esparina Residences in Sengkang, launched in 2010.
When Esparina Residences launched in 2010, its average price was just $748 psf. By 2024–2025, resale prices have reached $1,625 psf—a remarkable surge of 117%.
In November 2023, a 1,367 sq ft high-floor unit at Esparina Residences changed hands for $2.4 million ($1,756 psf), setting a record high for the development.
Future Outlook for the EC Market
As interest in the EC market continues to heat up, future EC supply and pricing trends will remain closely watched.
New ECs are generally around $600 psf cheaper than new private residential launches, while maintaining strong competitive appeal in terms of location, amenities, and rental yield potential.
Given rising land bids and construction costs, there remains room for future EC prices to climb further.
For first-time buyers and HDB upgraders, entering the market earlier may prove to be the better strategy—locking in current price levels while capitalising on the long-term capital appreciation potential of ECs.
The blockbuster performance of Aurelle of Tampines once again reaffirms the deep demand within the EC segment. Whether the government adjusts EC purchase policies, ramps up supply, or developers adjust pricing strategies for upcoming launches will remain key points of interest for the market moving forward.
