[New Launch] Around $3,000 PSF? A Comprehensive Analysis of Amberwood at Holland's Positioning and Potential

Amberwood at Holland Launch: Is the First Mover in the New Holland Plain Enclave Worth Watching?

After a 17-year hiatus, Sim Lian Group is set to make its comeback to Singapore's Core Central Region (CCR) with the launch of Amberwood at Holland in prime District 10.

This marks the developer's first CCR private residential launch since Rochelle at Newton in 2009, and serves as the pioneer project in the brand-new Holland Plain residential precinct.

Amberwood at Holland is expected to preview on 11 September 2026, with official sales commencing on 26 September. Comprising an exclusive 212 units, the boutique development is already drawing keen interest in the September new launch market, driven by its prime District 10 address, low-density setting, family-sized layouts, and first-mover advantage in Holland Plain.

A Return to the CCR After 17 Years

Over the past decade and more, Sim Lian has been predominantly active in the mass-market and city-fringe segments, particularly establishing a strong footprint with several mega-developments in Tampines.

Notable recent projects by the developer include Treasure at Tampines, Aurelle of Tampines, Rivelle Tampines, Emerald of Katong, and The Botany at Dairy Farm. Several of these have fully sold out, while Emerald of Katong is also nearly sold out.

Amberwood at Holland signifies the developer’s return to the Core Central Region.

Sim Lian’s last CCR launch was the 129-unit Rochelle at Newton in District 11 back in 2009.

Prior to that, its CCR portfolio included The Lincoln Residences in 2008, as well as Viz at Holland in District 10 in 2005.

Rather than merely banking on a prime CCR postal code, the developer’s focus this time is squarely on Holland Plain's master planning, low-density environment, and long-term capital growth potential.

The First Private Residential Development in Holland Plain

A defining highlight of Amberwood at Holland is its status as the inaugural development in the brand-new Holland Plain residential precinct.

Under the Urban Redevelopment Authority’s (URA) Master Plan 2025, Holland Plain has been earmarked for eight Government Land Sales (GLS) residential sites.

With an estimated average of around 310 units per parcel, the entire precinct could yield approximately 2,500 new homes in the coming years.

Sim Lian clinched the maiden site in July 2025 with a winning bid of $368.37 million ($1,432 psf per plot ratio / psf ppr) amid a five-way contest.

The developer subsequently secured the adjacent second parcel in May 2026 for $454 million ($1,491 psf ppr). Spanning approximately 169,175 sq ft, this site is expected to yield around 280 units.

The tender for the third Holland Plain GLS parcel is slated to launch in December 2026.

Winning two adjacent land parcels back-to-back underscores the developer's strong conviction in the long-term prospects of Holland Plain. Beyond achieving economies of scale in construction, procurement, and project design, it affords Sim Lian the rare opportunity to integrate both developments seamlessly at a master-planning level, rather than treating them as isolated developments.

The second Holland Plain project is expected to launch in the second quarter of 2027.

Why the "First-Mover" Advantage Matters

As the pioneer launch in an unheralded precinct, Amberwood at Holland enjoys a distinct first-mover advantage.

Maiden developments typically establish the benchmark for product specifications and pricing across the entire precinct. While early buyers enter before surrounding amenities and neighbouring developments are fully completed, pioneer projects often benefit from capital appreciation and pricing support as the enclave matures and infrastructure takes shape.

Lentor Modern offers a compelling parallel.

Launched in September 2022 as the pioneer development in the Lentor enclave, Lentor Modern set the pricing benchmark for subsequent launches across Lentor Hills. To date, seven private residential projects have been launched in the area.

Lentor Modern launched at a median price of around $2,103 psf in 2022–2023; by 2026 to date, its median resale price has risen to $2,403 psf—representing an appreciation of around 14%. Notably, larger units such as three-bedders have achieved stronger percentage gains than some smaller two-bedroom units.

While Holland Plain will not necessarily mirror Lentor's trajectory entirely, this case study illustrates how pioneer projects can reap early-entry dividends as a new residential precinct matures.

A Rare Low-Density Residential Enclave in District 10

While located in District 10, Amberwood at Holland is far from your typical high-density, high-rise urban condominium.

Nestled in the verdant, tranquil Holland Plain enclave, the development is surrounded by prestigious Good Class Bungalow (GCB) areas such as Brizay Park, Ewart Park, and Garlick Avenue.

Bordering one side of the site is Holland Green Linear Park. Completed in 2022, this linear park connects to the Rail Corridor and will eventually form part of the Bukit Timah–Rochor Green Corridor.

Flanking the other side is an upcoming neighbourhood park by the National Parks Board (NParks). Amberwood will feature a dedicated side gate leading directly into the park, offering residents seamless access to lush outdoor recreation spaces.

This unique setting—flanked by parks, green corridors, and low-density landed housing—is exceedingly rare in the CCR, setting Amberwood distinctly apart from high-density projects in Orchard, the Downtown Core, or elsewhere in the prime central area.

Within Walking Distance of a Future MRT Interchange

It is an estimated nine-minute walk from the development to King Albert Park MRT station via the upcoming neighbourhood park.

King Albert Park currently serves the Downtown Line (DTL) and will soon become a key interchange with the Cross Island Line (CRL). With the CRL scheduled for completion in 2032, connectivity from the area to all parts of Singapore will be significantly enhanced.

Amberwood itself is targeted for completion in June 2030. In other words, shortly after moving in, homeowners will be able to enjoy the upgraded connectivity of a dual-line interchange.

Property values typically undergo positive reappraisal in the run-up to and following the completion of major transport infrastructure. As subsequent Holland Plain parcels are rolled out, the neighbourhood park opens, and the King Albert Park interchange comes online, the precinct's liveability, convenience, and maturity will steadily climb.

Exclusive 212 Units: Purely 3- to 5-Bedroom Layouts

Amberwood at Holland comprises 212 exclusive units across 11 residential blocks of four to six storeys, ensuring a true low-density living environment.

Designed with a Nordic aesthetic, the development features zero one- or two-bedroom units, offering exclusively three-, four-, and five-bedroom layouts:

Unit TypeNo. of UnitsSize (sq ft)
3-Bedroom74872 to 980 sq ft
4-Bedroom741,076 to 1,313 sq ft
5-Bedroom641,335 to 1,572 sq ft

Among them, 48 larger four- and five-bedroom units belong to the "Luxe" collection, each equipped with private lift access.

All residences feature generous ceiling heights of approximately 3.18 metres, alongside premium European appliances and sanitary wares from brands such as V-Zug, Liebherr, and Villeroy & Boch.

This unit mix makes the development’s positioning crystal clear: rather than catering to short-term investors with compact units, Amberwood is tailored specifically for family living, owner-occupiers, and upgraders seeking more spacious, functional homes.

Why No 1- and 2-Bedroom Units?

Amberwood is enveloped by an established landed enclave and sits within the coveted 1km radius of Methodist Girls' School (Primary). As such, the developer recognized that the location is ideally suited for long-term family living.

For family buyers, a home is far more than a prestigious postal address; it requires ample bedrooms, functional living and dining layouts, generous storage, privacy, and an elevated living environment.

As homebuyers move up the property ladder, their priorities evolve. Beyond headline psf and floor area, aspects such as build quality, privacy, wellness amenities, natural surroundings, and address prestige take centre stage.

Amberwood’s product strategy capitalises on this by harmonising low-density exclusivity with large, family-centric layouts—carving out a distinctive niche amidst generic CCR developments.

Growing Appetite for Larger Layouts

Recent market trends indicate a rising demand for three-bedroom and larger units in the primary market.

Market data reveals that the median floor area of new private residential units sold climbed from approximately 73 sq m in 1Q 2025 to around 87 sq m by 3Q 2026.

A similar trend was observed at the recently launched Dunearn House, where three- and four-bedroom homes accounted for around 60% of total units sold, underscoring resilient demand from owner-occupiers and families.

Amberwood’s exclusive focus on three- to five-bedroom residences directly taps into this market appetite.

Potential buyers are expected to include:

Families prioritising top-tier schooling and a wholesome living environment

HDB upgraders from Clementi, Queenstown, and adjacent mature estates

Landed property owners wishing to remain within prime District 10

Empty-nesters and senior families right-sizing from sprawling landed homes into low-maintenance luxury condominiums

Early-mover buyers bullish on Holland Plain's long-term transformation

Mature-Estate HDB Upgraders Holding Significant Equity

HDB resale prices in mature towns like Clementi and Queenstown have appreciated significantly in recent years, allowing many flat owners to unlock substantial capital gains.

Between 2017 and 31 August 2026, median resale prices for 4-room HDB flats rose by about 55% in Clementi and 48% in Queenstown. Over the same period, 5-room flat medians surged by approximately 63% and 53% respectively across both towns.

In Queenstown alone, 178 out of 543 HDB resale transactions recorded in 2026 to date crossed the million-dollar threshold.

For these upgraders, cashing out of their existing flats releases substantial equity that can fund downpayments or financial commitments for a private home like Amberwood.

However, with projected prices hovering near the $3,000 psf mark, prospective buyers will still require robust income streams, borrowing capacity, or significant housing equity.

Landed Homeowners Looking to Right-Size

District 10 landed homeowners represent another prominent demographic of prospective buyers.

The median resale price of landed homes in District 10 climbed from approximately $6.29 million in 2016 to around $9.55 million in the first eight months of 2026.

Some owners may wish to monetise their landed assets while remaining in their familiar District 10 stomping ground. For them, a low-density, generously proportioned new condo complete with private lift options presents an organic and attractive "right-sizing" solution.

Having cashed out from their landed homes, these buyers generally possess deep liquidity and place a higher premium on privacy, finish quality, and surroundings, rather than purely looking at the headline quantum.

Tightly Constrained Supply of New Homes in the Immediate Vicinity

Along Holland Link where Amberwood is situated, there has been virtually no directly comparable new launch in the past two decades.

Within a 500-metre radius, existing private residential supply is notably scarce. Among existing developments, The Tessarina (completed in 2003) is one of the closest. Based on transaction data from January to August 2026, its median resale price stood at around $2,241 psf, up roughly 46.5% since 2016.

Widening the scope to the wider Bukit Timah–Holland belt, most freehold condominiums are on the older side:

DevelopmentCompletion Year2026 Median Resale PSF
Maplewoods1997~$2,210
The Cascadia2011~$2,392
Royalgreen2022~$2,817

These developments not only vary in age, but were also approved prior to the harmonisation of gross floor area (GFA) definitions. Because their floor area metrics differ from modern GFA standards, surface psf figures cannot be compared on a strictly like-for-like basis.

Notably, freehold status no longer automatically guarantees an overwhelming premium over 99-year leasehold properties today. Especially when comparing aging freehold projects against a brand-new 99-year development featuring modern architecture, updated facilities, and long-term precinct planning, buyers are often willing to pay a premium for newness, build quality, and future growth potential.

Projected Launch Price Around $3,000 PSF

Taking cues from recent CCR new launches and neighbouring developments, market watchers anticipate Amberwood at Holland to launch at an average of around $3,000 psf.

Some analysts believe pricing could align closely with Dunearn House, which launched in July 2026 and achieved an initial take-up rate of around 56% at an average price of approximately $3,140 psf.

Recent District 10 new launches provide further benchmarks:

DevelopmentLaunch PerformanceBenchmark Pricing
Skye at Holland658 units sold on launch weekend (~99% take-up)Average ~$2,953 psf
UpperHouse at Orchard Boulevard~53.8% sold on launch weekendLaunch average ~$3,350 psf
Dunearn House~56% sold at launchAverage ~$3,140 psf

Skye at Holland is now completely sold out, while UpperHouse has surpassed an 82% take-up rate with recent transactions averaging around $3,400 psf.

Consequently, an indicative price band of $3,000 to $3,100 psf for Amberwood appears well within the fair value range established by recent District 10 and 11 launches.

However, given that unit sizes start from three bedrooms, buyers must pay close attention to overall price quantums, not just psf rates.

Based on a rough benchmark of $3,000 psf:

Unit TypeSize RangeIndicative Quantum Range
3-Bedroom872 to 980 sq ft~$2.62M to $2.94M
4-Bedroom1,076 to 1,313 sq ft~$3.23M to $3.94M
5-Bedroom1,335 to 1,572 sq ft~$4.01M to $4.72M

Note that these figures are rough estimates for illustration only; official pricing will depend on the developer's official price list, floor level, orientation, and specific unit attributes.

Key Selling Points of Amberwood at Holland

From a positioning standpoint, Amberwood at Holland presents several notable highlights.

First, it boasts the first-mover advantage as the pioneer launch in a newly master-planned District 10 residential precinct.

Second, it is immersed in greenery, parks, and low-density housing, creating a stark contrast with typical high-density CCR developments.

Third, King Albert Park will become a major dual-line MRT interchange, positioning the project to benefit directly from upgraded regional connectivity.

Fourth, minimal new supply in the immediate vicinity for nearly two decades has unlocked significant pent-up upgrading and replacement demand.

Fifth, its boutique scale and dedicated 3- to 5-bedroom configuration appeal strongly to families who value generous space, privacy, and long-term living quality.

Key Considerations for Prospective Buyers

While Amberwood boasts first-mover status and low-density appeal, prospective buyers should keep several factors in mind.

First, Holland Plain is in its initial development phase. Buyers are investing in the precinct's future transformation, meaning certain amenities will require time to materialise as neighbouring plots, the neighbourhood park, and transport infrastructure are completed.

Second, the project is not integrated directly atop an MRT station. A walking distance of around nine minutes needs to be evaluated against personal habits, weather conditions, family demographics, and future sheltered walkway connections.

Third, having layouts start purely from three-bedders translates to higher overall capital outlay. Even if psf pricing is fair, absolute quantums may stretch some buyers' budgets.

Fourth, Sim Lian secured the adjacent second plot at a higher land rate. How the second project is priced, how the two developments are differentiated, and future land tender bids will collectively influence price dynamics across Holland Plain.

Finally, while pioneer developments often capture early-mover appreciation, capital growth is never guaranteed. Buyers should carefully evaluate entry pricing, unit facing, layout efficiency, and future resale exit strategies.

Who Is Amberwood at Holland Best Suited For?

Amberwood at Holland is particularly well suited for:

Families planning for long-term residency in District 10

Owner-occupiers who prioritise low-density, green, and serene living environments

Families seeking a home within 1km of Methodist Girls' School (Primary)

HDB upgraders from Clementi, Queenstown, and surrounding mature towns with strong housing equity

Landed homeowners looking to right-size while remaining in District 10

Foresighted buyers bullish on the long-term master planning of Holland Plain and King Albert Park interchange

Purchasers specifically seeking 3- to 5-bedroom homes without the noise of compact investment units

If a buyer’s primary objective is a low entry quantum, immediate rental yields, or direct doorstep MRT integration, alternative developments on the market may be better suited. Amberwood's core appeal lies firmly in lifestyle quality, family needs, and long-term precinct capital appreciation.

Conclusion: Beyond a Prestigious Address, Product and Pricing Are Key

Amberwood at Holland checks numerous boxes: a prime District 10 address, low-density tranquillity, a future MRT interchange, top school proximity, and first-mover advantage in Holland Plain.

Yet in today's CCR market, a prestigious postal code alone is no longer enough to seal the deal. Developments must strike a delicate balance between layout efficiency, specifications, convenience, privacy, and sensible pricing.

By eschewing one- and two-bedroom units entirely in favour of three- to five-bedroom layouts, Amberwood clearly positions itself not as an investor-driven play, but as a dedicated sanctuary for genuine long-term family living.

Ultimately, market reception will hinge on whether official launch prices allow buyers to capitalise on Holland Plain's pioneer advantage while leaving ample headroom for future capital growth.

Amberwood at Holland is slated to open for preview on 11 September 2026, with official bookings commencing on 26 September. For homebuyers eyeing new District 10 launches, family-sized residences, or low-density living, this will undoubtedly be one of the premier developments to watch this September.
