[New Launch] A Residential Opportunity in Singapore's "Silicon Valley"? Hudson Place Signals a Key Market Shift
One-North Enters a New Phase as Private Residential Development Accelerates
Singapore's premier tech and R&D powerhouse, one-north, is stepping into a brand-new phase of growth.
Spanning approximately 200 hectares, this innovation enclave is gradually transforming from a purely commercial and research hub into a vibrant, live-work-play community—with the expansion of residential supply marking a pivotal milestone.
The latest development to make its debut is Hudson Place Residences, which opens for preview on 1 May and officially launches on 16 May.

Project Background: Developers Double Down on one-north
Hudson Place is jointly developed by Qingjian Realty and Forsea Holdings, alongside Hoovasun Holding and Jianan Capital.
This marks the consortium’s second venture in Media Circle. Their first project, Bloomsbury Residences, launched in 2025 and is currently around 85% sold.
The developers noted their confidence in one-north’s transition from a business park into an integrated live-work precinct, which underpins their continued commitment to the area.
Master Plan: Up to 5,000 New Homes in the Pipeline
Under the Master Plan 2025, the Greater one-north precinct is slated to add around 5,000 new residential units in the future.
With housing supply gradually expanding, the district will no longer be a tech park that is busy by day and quiet by night, but rather an active, round-the-clock neighbourhood.
Earlier this March, the developers also clinched the coveted Dover Drive site for a robust $951 million (approximately $1,556 psf ppr), further cementing their presence in the locale.
Project Highlights: A Boutique Mid-Sized Development of 327 Units
Occupying a site area of roughly 82,125 sq ft, Hudson Place Residences is a 99-year leasehold development comprising 327 residential units.
Designed by P&T Consultants, the development features two residential towers standing at 23 and 15 storeys, offering unblocked views overlooking the heritage black-and-white bungalows of Wessex Estate.
Its architectural design draws inspiration from New York's Hudson Yards, focusing on cosmopolitan sophistication and contemporary living.

Unit Mix and Pricing: Two-Bedrooms as the Mainstay
The development offers a well-curated mix of two- to four-bedroom units ranging from 646 to 1,432 sq ft, alongside five exclusive penthouses spanning up to 2,196 sq ft.
Among them, two-bedroom configurations account for over half the inventory (56%). Designed with efficient "dumbbell" layouts, they minimise corridor wastage and maximise living comfort.

In terms of pricing: two-bedders start from approximately $1.4 million, three-bedders from around $2 million, and four-bedders from roughly $2.7 million, with overall pricing starting above $2,200 psf.
Market analysts note that this pricing is generally in line with Bloomsbury Residences, representing a fair and competitive entry point within the Rest of Central Region (RCR).

Commercial Amenities: Curated Retail for Everyday Convenience
The ground floor of the development will feature approximately 4,306 sq ft of retail space, seamlessly connected to Bloomsbury Shoppes via a sheltered walkway.
This commercial component will be collectively held by the MCST, allowing rental income to help offset estate maintenance fees in the future, further bolstering the development's appeal.
Market Comparison: Resilient Track Record for one-north Projects
In recent years, new launches across one-north have consistently delivered robust sales performances:
Blossoms by the Park (2023) and The Hill @ One-North (2024) are virtually sold out, transacting at average prices exceeding $2,400 psf.

Lyndenwoods is also almost entirely sold, recording an average price of around $2,454 psf.
Meanwhile, the completed One-North Eden commands average resale prices of around $2,376 psf, underscoring the precinct's solid price foundation.

Supply and Demand: Expanding Workforce Against Limited Housing
Presently, completed private residential stock in one-north stands at merely around 904 units, whereas the precinct's working population exceeds 50,000 professionals—a figure set to rise further with the rollout of the "Kampong AI" tech hub.
This underlines a pronounced structural mismatch: a massive working population against an exceptionally tight residential supply.
Analysts believe this imbalance will sustain resilient rental demand and significantly enhance the development's investment credentials.
Comprehensive Education and Lifestyle Amenities
Hudson Place Residences is surrounded by prestigious educational institutions, including Tanglin Trust School, Fairfield Methodist School, Anglo-Chinese Junior College, and the National University of Singapore (NUS).
These top-tier schooling options make the project highly appealing not only to savvy investors, but also to family-oriented owner-occupiers.
Dwindling Supply: New RCR Launches on the Decline
Market data reveals that in 2025, a total of 4,481 new units were sold across the RCR, making up 41% of overall new home sales.
However, only about 2,407 new units are projected to launch in 2026, representing an almost 50% drop in supply.
Amid shrinking pipeline supply, market consensus suggests that prices and absorption rates across well-located RCR projects will remain well-supported.

Demand-Supply Imbalance as the Key Catalyst
On the whole, one-north—home to Hudson Place Residences—is successfully reinventing itself from an office-centric enclave into an integrated lifestyle hub.
Against the backdrop of an expanding talent pool and constrained private home supply, the precinct offers a compelling long-term investment proposition.

Coupled with the tightening of overall RCR supply, new launches in this micro-market look well-positioned to maintain sustained momentum driven by strong supply-demand fundamentals.
