[New Launch] 776-unit mega condo to be developed along Thomson Road

First New Launch in 16 Years! 776-Unit Mega Condo Slated for Thomson Road

The Thomson Lane and Thomson Road enclave in prime District 11 has not seen a new private condominium launch in over 16 years. Now, this long dry spell is finally coming to an end.

A consortium led by developer Sustained Land has acquired the roughly 203,073 sq ft site at 8 Thomson Lane for S$578 million, with plans to redevelop it into a massive 776-unit private residential project.

The development is expected to stand over 36 storeys high, with the potential to exceed 40 storeys.

Given the site's elevated terrain and predominantly low-rise surroundings, future high-floor units could potentially enjoy unblocked views towards MacRitchie Reservoir and the city skyline.

S$578M Land Acquisition: Effective Land Cost Could Top S$1 Billion

SL Capital (9) Pte Ltd, an investment entity linked to Sustained Land, exercised the option to purchase the site for S$578 million on 11 August 2026.

However, the S$578 million figure does not represent the developer's total land cost.

Based on rates effective from 1 March 2026, the project is estimated to incur approximately S$436 million in Land Betterment Charge (LBC).

Factoring in this charge, the effective land cost for the entire project could cross S$1 billion.

Assuming the development achieves the full 10% bonus Gross Floor Area (Bonus GFA), the maximum potential GFA could reach around 781,830 sq ft.

On this basis, the land rate works out to approximately S$1,297 psf per plot ratio (ppr).

Notably, this transaction is not an outright purchase of a freehold interest.

The consortium will acquire a 105-year leasehold interest in the site from the vendor, Chequers Properties, which will retain the underlying freehold reversionary title to the land.

The Last New Launch on Thomson Road Dates Back to 2010

Why does this project command such attention?

A key factor is that the supply of new launches in the immediate precinct has been paused for over 16 years.

The last brand-new private condo launched along Thomson Road was 368 Thomson by City Developments Ltd (CDL).

The 157-unit freehold project was launched in July 2010.

In its initial release of 120 units, 80% were swiftly snapped up at an average selling price of around S$1,350 psf.

Rising 36 storeys high, 368 Thomson was completed in 2014.

Cube 8 Shifted 85% on Its Launch Weekend

About six months prior to 368 Thomson's debut, CDL launched another neighbouring freehold project, Cube 8, in January 2010.

Located at 376 Thomson Road, the 36-storey Cube 8 comprises 177 units.

The development sold 85% of its units over its launch weekend at an average price of around S$1,250 psf.

It was completed in 2013.

Fast forward to today, residential prices in the area have appreciated significantly.

The latest resale transaction at Cube 8 was for a 1,421 sq ft, three-bedroom unit on the 27th floor.

According to caveats lodged in July 2026, the unit changed hands for S$3.088 million, or S$2,173 psf.

The Orie Sets a Fresh Price Benchmark

For a contemporary pricing benchmark from a nearby major development, one can look to The Orie at Lorong 1 Toa Payoh in neighbouring District 12.

The 777-unit The Orie was launched in January 2025.

It moved 86% of its units over its opening launch weekend at an average transacted price of about S$2,706 psf.

To date, the 99-year leasehold project is 95.5% sold, averaging approximately S$2,701 psf.

While The Orie and the upcoming 8 Thomson Lane development differ in tenure, precise micro-location, and product positioning, its recent sales performance offers an insightful gauge of robust demand for large-scale new launches in the vicinity.

For the developers, the 776-unit 8 Thomson Lane project will stand out as a flagship undertaking, both in terms of scale and prime location.

8 Thomson Lane Sold via Private Treaty, Not Public Tender

The transaction for 8 Thomson Lane was also rather distinct, transacted via a by-invitation-only private treaty exercise rather than a public tender.

Zoned for Hotel, Now Approved for Residential Conversion

The 8 Thomson Lane site was originally zoned for hotel use with a gross plot ratio (GPR) of 2.1. However, in-principle approval (IPA) from the Urban Redevelopment Authority (URA) has been secured to rezone it for residential use and raise the plot ratio to 3.5.

This serves as the crucial foundation enabling the development of a sizeable 776-unit private residential project on the parcel.

Thomson-Mount Pleasant-Toa Payoh Corridor Braces for Major Transformation

Looking at 8 Thomson Lane on its own, a 776-unit condo is already a major development.

Yet zooming out to the wider precinct reveals that the Thomson, Mount Pleasant, and Toa Payoh areas are poised for extensive transformation over the coming years.

A pivotal piece of infrastructure is the North-South Corridor (NSC), currently targeted for completion by:

2029.

In addition, the upcoming Mount Pleasant MRT Station on the Thomson-East Coast Line (TEL) is expected to open in tandem with the rollout of surrounding housing developments. These enhancements in transport infrastructure will significantly elevate the enclave's overall connectivity.

After a 16-year hiatus, the new launch market along Thomson Road is finally waking up, with 8 Thomson Lane poised to become one of the most closely watched mega private residential developments amidst this wave of regional rejuvenation.
