Lentor Land Prices Hit New High: Where Are New Launch Prices Headed?
Lentor Site Sets New Record High: Five Bids Exceed Market Expectations
The Lentor residential enclave in Singapore has once again taken centre stage in the property market.
Following the close of the tender for the government-launched Lentor Central site, a consortium comprising GuocoLand and entities under Hong Leong Holdings emerged as the top bidder with an offer of $657.1 million.
This translates to $1,278 per square foot per plot ratio (psf ppr), which not only significantly exceeded previous market expectations, but also set a new land price record for the Lentor precinct.
According to market analysts, future selling prices for the new project are expected to start from $2,500 psf when launched.

Five Bids Exceed Market Expectations
Prior to the tender closing, market consensus was that competition for this plot would be muted, projecting a maximum of three bidders with top bids hovering between $900 and $1,000 psf ppr.
However, the final outcome surprised the market by a wide margin.
Tender data released by the Urban Redevelopment Authority (URA) revealed that the plot attracted five bids, indicating keen competition.
The consortium formed by GuocoLand, Intrepid Investments, and TID Residential submitted the highest bid, coming in approximately 6% above Lentor's previous record land price.
Previously, the highest land rate in the Lentor area was held by the Lentor Modern site. That parcel was also won by GuocoLand in 2021 at $1,204 psf ppr.
Demand for Lentor Area Remains Resilient
Even though multiple residential projects have been rolled out in Lentor over recent years, buying demand has remained robust.
In this tender, the second-highest bid came from a consortium comprising Frasers Property, Sekisui House, and Metro Soilbuild Development, which offered $621.5 million or $1,208 psf ppr—just 5.7% below the winning price.
The third-highest bid was tabled by Kingsford Huray Development under Kingsford Group at around $581 million, representing $1,130 psf ppr.
The active participation of several established developers underscores strong confidence in the long-term prospects of the Lentor precinct.
Proposed New Project: 562 Units
The 99-year leasehold site at Lentor Central occupies a land area of roughly 15,926 square metres.
Following the tender announcement, GuocoLand stated that upon successful award, it plans to develop three 27-storey residential towers yielding approximately 562 units.
The developer noted that owing to the expansive nature of the site, most units are expected to enjoy unblocked views. Additionally, the development is located close to the Lentor MRT station and the retail mall integrated with Lentor Modern, providing excellent daily convenience.
GuocoLand Strengthens Footprint in Lentor
With this latest successful bid, GuocoLand has further consolidated its master-developer presence across the Lentor estate.
Out of the seven Government Land Sales (GLS) sites sold in Lentor to date, GuocoLand-led consortiums hold five.
The remaining two parcels are the Lentor Gardens site developed by Kingsford, and Hillock Green developed by Soilbuild Group.
Given the deep familiarity GuocoLand, Hong Leong Holdings, and TID have with the demographic profile and demand dynamics in the Lentor Hills estate, they were able to bid with greater confidence.
Six Projects Nearing Sell-Out: Strong Market Absorption
In fact, new launch sales in the Lentor enclave have performed remarkably well over recent years.
Since September 2022, six private residential developments totalling 2,954 units have been launched in the precinct.
To date, close to 99% of these units have been sold, reflecting exceptional absorption capacity in the market.
Meanwhile, the upcoming project on the Lentor Gardens site, which will yield 499 units, was awarded to Kingsford at $920 psf ppr.
Future Prices May Test New Highs
Market watchers believe there is still headroom for future launch prices in Lentor to trend higher.
This year, the average selling price of new launches in Lentor has stood around $2,200 psf, making it one of the more attractively priced entry points for buyers.
Concurrently, resale prices in the wider area have breached the $2,400 psf threshold.
With land costs continuing to set new benchmarks, future launch prices are likely to be adjusted upwards accordingly.
Macro and Geopolitical Headwinds to Watch
Nonetheless, analysts caution that broader macroeconomic conditions warrant close monitoring.
The latest tender outcome suggests that ongoing volatility in the Middle East has not dampened developers' appetite for prime residential sites.
Developers likely reckon that near-term geopolitical uncertainties will have subsided by the time the project is rolled out.
However, should tensions in the Middle East drive oil prices higher, renewed inflationary pressures could emerge.
Rising energy and logistics costs could elevate overall construction and development expenses, exerting further upward pressure on future launch prices.
One analyst projected that should the new Lentor Central project be launched in the second half of 2027, average selling prices could start from $2,800 psf, while other market watchers estimate that prices will likely commence from $2,500 psf.
