July New Home Sales: OCR Leads the Pack, CCR Shines
July Singapore New Private Home Sales Surge 368.8%! Two Major Launches Drive Strong Market Rebound
Following a sales lull in June, Singapore's new private residential market staged a distinct recovery in July.

According to data released by the Urban Redevelopment Authority (URA) on 15 August, developers sold 731 new private homes (excluding Executive Condominiums, or ECs) in July 2026. This represents a staggering 368.8% surge from June's 156 units, more than quadrupling the previous month's volume.
However, compared to the same period last year, July sales were still down 22.2% year-on-year, when 940 new private homes were transacted in July 2025.
After a relatively quiet June, buyers returned aggressively to the market as attractive new launches emerged across both the Core Central Region (CCR) and the Outside Central Region (OCR). Developers resuming their launches after the June school holidays served as a key catalyst for July's notable rebound in transaction volumes.
A total of 889 new private residential units (excluding ECs) were launched in July. Across the first seven months of the year, developers have rolled out approximately 4,516 new homes.

Lentor Gardens Residences Emerges as Top Seller in July
The primary driving force behind the market's July performance stemmed from two major launches: Lentor Gardens Residences and Dunearn House.
The successful rollouts of these two developments were instrumental in lifting overall transaction volumes for the month.
Among them, the 499-unit Lentor Gardens Residences sold 270 units in July at a median price of around S$2,357 psf, clinching the crown as the month's best-selling new launch.
Lentor Gardens Residences' efficient floor layouts and relatively accessible quantum appeal strongly to young couples and first-time single homebuyers.
Dunearn House Ranks Second, Median Price Breaches S$3,100 psf
Coming in second was Dunearn House, the first major development in Bukit Timah's brand-new Turf City residential precinct.
The 380-unit project moved 212 units in July, clocking a median transacted price of S$3,111 psf.
As the pioneer development in the Bukit Timah Turf City master plan, Dunearn House offers buyers an early mover advantage to participate in the area's comprehensive transformation.
Remarkably, Lentor Gardens Residences and Dunearn House together accounted for 65.9% of all new private home sales in July. The month's robust market rebound was largely anchored by these two new projects.
Muted Response for Two Boutique Freehold Projects
July also witnessed the launch of two boutique freehold projects.
These were the 20-unit Duet @ Emily and the 27-unit The Bronze. However, market reception for both was comparatively subdued.
Duet @ Emily recorded only 2 transactions during the month at a median price of approximately S$2,559 psf, while The Bronze registered no caveats.
This underscores that even for freehold properties, project scale, location, pricing, and overall product positioning remain critical determinants of market acceptance.
Under S$2.5M Remains Buyers' "Pricing Sweet Spot"
Affordability remains front and centre for buyers today, and developers generally continue to keep overall purchase quantums within a palatable range.
Data reveals that 58.1% of new non-landed private homes sold in July were priced below S$2.5 million. This price tier serves as the current buyer "pricing sweet spot"—the quantum bracket that meets with the highest level of market readiness.
Dunearn House illustrates this trend vividly.
Based on lodged caveats, approximately 42.5% of units transacted at Dunearn House in July were priced under S$2.5 million. These comprised units sized between 527 and 678 sq ft.
Smaller unit sizes help compress absolute lump-sum quantums in traditionally prime districts into a range manageable for more households, thereby broadening the development's appeal to include a segment of HDB upgraders.
Even though Dunearn House is a CCR project commandingly priced at over S$3,000 psf, managing the overall quantum through compact layouts enabled it to capture a wider pool of buyers.
OCR Remains the Main Engine of July Sales
By market segment, the Outside Central Region (OCR) continued to lead in new home transactions in July. The OCR recorded 334 sales, making up 45.7% of total new private home sales.
The Core Central Region (CCR) followed with 235 units sold (32.1%).
The Rest of Central Region (RCR) logged 162 units, representing 22.2% of total sales.
While the RCR ranked third in aggregate volume, its standout projects still posted respectable figures on July's bestsellers list. The top-performing RCR project was Union Square Residences.
The development sold 34 units during the month at a median price of around S$2,798 psf. Since its launch in November 2024, Union Square Residences has sold a cumulative 212 units, achieving a take-up rate of 58%.
This demonstrates that even among ongoing launches, projects boasting compelling locations and sharp product positioning can sustain steady sales momentum.

EC Market Stays Quiet for Fourth Consecutive Month
In contrast to the sharp rebound seen in private housing, the Executive Condominium (EC) segment remained relatively subdued in July.
Developers moved 27 EC units during the month, virtually on par with the 28 units sold in June. This marks the fourth consecutive month of steady, low-key volumes in the EC sector.
The primary reason lies in the absence of brand-new EC launches, leaving buyers to steadily pare down existing inventory.

Brief Lull Expected in August
The strong launch performances at Dunearn House and Lentor Gardens Residences have injected positive momentum into the property market for the second half of 2026.
However, with August coinciding with the Hungry Ghost Month, the market is expected to experience a temporary dearth of major project launches, which could lead to a short-term dip in transaction numbers.
Market consensus points to the next wave of launch activity picking up pace once the Seventh Lunar Month concludes.
Amberwood at Holland and Lucerne Grand in the Pipeline
Upcoming launches drawing keen market interest include Amberwood at Holland and Lucerne Grand.
The 212-unit Amberwood at Holland is slated for launch in September 2026.
Meanwhile, Lucerne Grand—a 570-unit development situated in Jurong West right beside Lakeside MRT station—is expected to debut in October 2026.
Amberwood at Holland will be the first private residential condominium launched in the brand-new Holland Plain precinct.
With prime residential land in limited supply, the project is anticipated to attract both investors and owner-occupiers eager to secure an early footprint in this fresh enclave.
Full-Year 2026 New Launch Supply May Hit Multi-Year Low
Despite several pipeline launches in 2H 2026, developers are projected to release no more than 7,000 private residential units across the entire year. This could mark the lowest annual new launch volume since 2023. Against this backdrop of tighter supply, full-year new home sales are forecasted to reach between 7,500 and 9,000 units.
Concurrently, private home prices are projected to rise by 2% to 5%.
Low Interest Rates and Healthy Labour Market Anchor Buyer Confidence
Several macroeconomic tailwinds continue to bolster buyer sentiment.
A more favourable financing climate, a resilient labour market, and healthy household balance sheets are expected to underpin ongoing housing demand.
Despite prevailing global volatility and economic uncertainties, Singapore's overall home-buying sentiment remains remarkably resilient, supported by lower mortgage rates and robust GDP growth.
Summary: July Rebound Proves Pent-Up Demand Remains, but Buyers Are Laser-Focused on "Quantum"
Surging from 156 units in June to 731 units in July, Singapore's new home sales more than tripled in just one month. Yet, what makes this turnaround noteworthy extends far beyond the headline figures.
With Lentor Gardens Residences and Dunearn House generating nearly 66% of all sales, the data indicates that when new launches hit the market with well-defined product concepts, attractive locations, and accessible quantums, latent demand unlocks rapidly.
Moreover, the fact that 58.1% of transactions took place below S$2.5 million reaffirms that quantum sensitivity remains the pivotal factor shaping homebuyer decisions in today's market.
As the market eases into the traditional August seasonal lull, short-term volumes may see a slight pullback. Nonetheless, with launches such as Amberwood at Holland and Lucerne Grand waiting in the wings, the new home market is well-poised to regain momentum in the months ahead.
For prospective buyers waiting in the wings, the central question is no longer whether underlying demand exists—it is whether the next pipeline of new launches can strike the right balance between location, product offering, and price point.
