J'den in Jurong East Sells Nearly 90% of Units on Launch Weekend, Setting Year's Private Home Record; 1- and 2-Bedrooms Fully Sold Out

J’den, a new private residential project in Jurong East, sold 88% of its units over its launch weekend at an average selling price of $2,451 psf. This sets a new launch price benchmark for new private homes in the Jurong and Boon Lay area, while also marking the best-performing launch weekend for any private residential project so far this year.

Developed by CapitaLand Development, the 99-year leasehold integrated development comprises 368 units across a residential tower and a two-storey retail podium.

In a statement on Sunday (12 November), the developer noted that bookings for J’den began on Saturday (11 November), with 323 units snapped up on the first day alone. All 148 one-bedroom, one-bedroom plus study, and two-bedroom units were fully sold out, while three- and four-bedroom units were also warmly received by owner-occupiers.

The 38-storey tower is expected to be completed in 2028, with unit sizes ranging from 527 sq ft for a one-bedroom unit to 1,485 sq ft for a four-bedroom unit.

Over 99% of the buyers are Singapore citizens and Permanent Residents, with approximately 60% aged 40 and below. The majority of buyers (62%) currently reside in the western region of Singapore.

CapitaLand Development noted that buyers were drawn to J’den’s unparalleled location, which offers seamless connectivity to key transport nodes and amenities, alongside scenic views of Jurong Lake Gardens.

The last new private residential project launched in this precinct was J Gateway, around 10 years ago.

Market Watchers: Strong Pent-Up Demand Driving Sales

J’den’s stellar performance is largely attributed to significant pent-up demand, coupled with the upcoming transformation of the Jurong Lake District over the next five years, from which buyers anticipate future capital growth.

According to buyer feedback, convenience is a major draw given that J’den is an integrated development directly connected to the Jurong East MRT interchange station.

Unblocked panoramic views from the high-rise tower are another key selling point. All units at J’den feature a popular north-south orientation, overlooking either Jurong Lake Gardens or the city skyline.

The project also holds solid potential for capital appreciation, in addition to strong rental prospects.

Meanwhile, another private residential project launched over the same weekend, Hillock Green, sold 134 units, representing 28.3% of its total inventory.

Located along Lentor Central, Hillock Green is being developed by a consortium comprising Soilbuild Group, United Engineers subsidiary UED Alpha, and Forsea Residence.

The 474-unit development is situated close to Lentor MRT station and an upcoming mall, drawing a mix of investors as well as buyers purchasing for long-term owner-occupation.

One reason Hillock Green’s sales pace was more moderate compared to J’den could be the ample supply of new private homes and intense competition within the Lentor precinct.

In addition to Hillock Green, two other new residential projects nearby are slated for launch next year, with several vacant plots in the area also earmarked for future housing development.

J’den, on the other hand, faces no such pressure, as new private residential projects within walking distance of Jurong East MRT station are exceptionally rare, and available land for private residential redevelopment in the area remains very limited.

Occupying the former site of the JCube shopping mall, which was acquired for redevelopment by CapitaLand Development for $340 million in January last year, J’den is set to become the tallest mixed-use development in the Jurong Lake District.
