From Lentor Modern to Lentor Central: Why Does GuocoLand Continue to Invest in This Precinct?

GuocoLand Secures S$634.7 Million Green Loan as Development of Fifth Lentor Residential Project Commences

GuocoLand has announced that it has secured a S$634.7 million Green Club Facility, jointly provided by OCBC and ICBC Singapore, to fund the development of its new residential project at Lentor Central.

This financing facility not only marks the official commencement of the project's development phase, but also underscores GuocoLand's long-term strategy of continuing to expand its footprint in the Lentor residential precinct.

The upcoming development will be GuocoLand's fifth residential project within the Lentor Hills Estate.

Record-Breaking Land Bid in Lentor Earlier This Year

The Lentor Central residential site was awarded under the Government Land Sales (GLS) programme in March 2026.

A joint venture consortium comprising GuocoLand, Hong Leong Holdings, and TID clinched the site for S$657.1 million, outbidding four other contenders.

The land rate worked out to approximately S$1,278 per square foot per plot ratio (psf ppr), setting a new benchmark for GLS land prices in the Lentor precinct.

Spanning a site area of approximately 171,424 sq ft, the development is slated for a 99-year leasehold residential project.

Expected to Yield 553 Residential Units, Launching as Early as 1H 2027

According to development plans, the new project is anticipated to yield 553 residential units.

The development will comprise three residential towers, featuring:

Two 26-storey towers

One 27-storey tower

The project is projected to be officially launched in the first half of 2027.

Given its prime orientation, most units are expected to enjoy unblocked views, including:

Surrounding low-density landed housing enclaves

Lower Seletar Reservoir

Lower Peirce Reservoir

These scenic reservoir and lush greenery views have been a key selling point for several recent launches in the Lentor estate, drawing keen interest from homebuyers.

Adjacent to Lentor Modern, Benefiting from Established Amenities

The upcoming development sits right next to Lentor Modern, GuocoLand's flagship integrated mixed-use development.

Lentor Modern features 605 residential units alongside an approximately 90,000 sq ft retail mall, seamlessly integrated with Lentor MRT station.

With residential units handed over and the retail mall fully operational, the surrounding lifestyle and commercial amenities within the Lentor community have matured significantly.

For prospective buyers of the new project, this means immediate access to established transport connectivity and convenience without having to wait for future infrastructure to materialise.

GuocoLand Sells Out Four Lentor Projects

To date, GuocoLand has spearheaded and developed several residential projects in Lentor, including:

Lentor Modern

Lentor Hills Residences

Lentor Mansion

Lentor Central Residences

All four aforementioned projects are currently fully sold.

This new launch will mark GuocoLand's fifth residential undertaking in Lentor, further solidifying the group's market leadership and strategic presence across the entire Lentor residential enclave.

Targeting High Standards in Green and Sustainable Living

Beyond thoughtful residential planning, the new project will be designed in accordance with Singapore's premier green building benchmarks.

The development aims to attain several sustainability certifications from the Building and Construction Authority (BCA), including:

Green Mark Platinum (Super Low Energy)

Maintainability Certification

Whole Life Carbon Certification

Health & Wellbeing Certification

These accreditations not only signify top-tier energy efficiency and carbon reduction standards, but also reflect a commitment to sustainable living and healthier residential spaces.

GuocoLand: Confident in the Long-Term Growth of Lentor

GuocoLand noted that the acquisition of the Lentor Central site represents another significant milestone in its ongoing commitment to the Lentor area.

Developing five residential projects in succession underscores the group's firm confidence in the precinct's long-term prospects, as it continues to shape this vibrant and increasingly sought-after new residential township.

Indeed, with the Thomson-East Coast Line (TEL) fully operational, the commercial mall at Lentor Modern up and running, and previous residential launches consistently selling out, Lentor has evolved from a nascent precinct into a well-connected and mature residential hub.

Doubling Down on Lentor Signals Long-Term Market Confidence

Securing this green loan not only paves the way for construction to proceed at Lentor Central, but also sends a clear signal to the market: as the most active master developer in Lentor, GuocoLand remains resolutely bullish on the estate's long-term potential.

With more developments completing, neighbourhood amenities constantly improving, and additional state land parcels slated for future release, the transformation of Lentor continues to unfold.

For prospective buyers and property investors looking to enter the Lentor market, this reinforces the precinct's steady evolution into an even more established, cohesive, and self-contained residential community.
