Freehold and Approaching TOP: Is The Continuum Seeing a Final Wave of Buyer Demand?
The Continuum is 97% Sold! Why Has Sales Momentum Suddenly Surged for This District 15 Freehold Project?
Which condominium development in District 15 has been clocking the strongest sales recently? The answer is likely one many are already familiar with: The Continuum.
Over the past 12 months, The Continuum recorded 202 transactions, emerging as the top-selling condo in District 15 over the same period—with transaction volume more than double that of the runner-up.
What makes this sales performance even more remarkable is that it was achieved at an average transacted price of around S$2,760 psf.
Compared to other comparable developments in District 15, this price level is by no means low, with part of the premium likely attributable to The Continuum's coveted freehold tenure.
This 816-unit freehold development is now almost fully sold out, with only 24 units remaining—all hailing from the project's exclusive Prestige Collection.
At its current sales pace, The Continuum is well on track to sell out entirely around three years after its initial launch in May 2023.

816 Freehold Homes Spanning Two Plots on Thiam Siew Avenue
Jointly developed by Hoi Hup Realty and Sunway MCL, The Continuum is situated along Thiam Siew Avenue. The development spans two land parcels on either side of the road, seamlessly linked by a private pedestrian overhead bridge. Each parcel houses three 17- to 18-storey residential towers, with the site bridging Tanjong Katong Road and Haig Road.
The Continuum offers a comprehensive unit mix ranging from one- to five-bedroom layouts, with sizes from 560 sq ft to 2,260 sq ft.
The project is slated to obtain its Temporary Occupation Permit (TOP) in the second quarter of 2027. As the TOP date draws closer, this has become one of the key catalysts rekindling buyer interest in recent months.
Recent Sales Pace Almost Matches Launch Weekend Highs
Just how strong has The Continuum's recent sales performance been?
When the project first launched in May 2023, it moved 205 units over its opening weekend. Recent transaction volumes during this latest buying wave have come remarkably close to matching that initial launch weekend momentum.
However, breaking down the figures reveals that not all unit types moved at the same speed from day one.
In fact, absorption rates varied substantially across the different bedroom configurations.

Two-Bedrooms Were First to Sell Out, with 43% Snapped Up in Month One
The fastest-moving unit type at The Continuum was the two-bedroom layout. In the launch month alone, nearly half of the two-bedroom units were snapped up.
From then on, two-bedders maintained a steady cadence of roughly 10 transactions per month until December 2025, when all remaining units were fully accounted for. This made the two-bedroom format the first layout in the entire development to completely sell out.
One-Bedrooms Staged a Sudden Acceleration: From Under 20% to Fully Sold
The unit type that experienced a dramatic turning point, however, was the one-bedroom configuration.
As of October 2025, less than 20% of the one-bedroom units at The Continuum had been sold. Yet, just two months later, the trajectory shifted markedly.
By December 2025, the take-up rate for one-bedders had swiftly breached 60%. Momentum continued to accelerate, culminating in a complete sell-out by July 2026.
The transition for one-bedders—from sluggish sales to being entirely cleared out—took place predominantly within less than a year. A critical factor driving this turnaround was a strategic price adjustment.
Five-Bedrooms Awoke After 19 Months of Lull, Surging Suddenly
The five-bedroom units charted an entirely different sales trajectory. For roughly 19 months following the launch, fewer than 10% of the five-bedroom residences had been sold.
For a project that had been on the market for some time, this represented a relatively muted pace. However, entering 2026, the tide began to turn.
Between April and July 2026 alone, the development transacted 13 five-bedroom units.
With only 32 five-bedroom units in total at The Continuum, the 13 units sold in just a few months accounted for 40% of the entire five-bedder inventory. This indicates that larger formats, which had previously moved more slowly, witnessed a decisive influx of buyer demand as the project approached TOP.
Price Adjustments for One-Bedrooms Were Key to Faster Absorption
Examining recent transaction data at The Continuum shows that the sudden surge in one-bedroom sales coincided closely with price revisions.
Based on a storey-adjusted price index, the transacted price of the final one-bedroom unit represented an approximate 10% discount compared to launch price levels.
This Does Not Mean the Entire Project Cut Prices
There is an essential distinction to be made here: the recent price adjustment for one-bedroom units should not be misconstrued as a broad-based price decline across the development.
Excluding one-bedroom transactions and looking at the remaining unit types reveals a strikingly different picture.
According to a mix-adjusted price index, prices across the other unit types at The Continuum rose by approximately 5% from launch to their peak in the first quarter of 2025.
Consequently, for the rest of the project, pricing is better characterised as stabilising at elevated levels rather than undergoing a wholesale correction.
Peak Average Transacted Price Reached Around S$2,913 psf
On a storey-adjusted basis, the average transacted price for the other unit types at The Continuum peaked at around:
S$2,913 psf
By comparison, the average at launch stood at approximately S$2,768 psf, indicating that prices have remained comfortably above initial launch levels overall.
Two-Bedrooms Not Only Sold Out First, but the Final Unit Transacted at the Peak
The performance of the two-bedroom units is particularly noteworthy. Two-bedders ultimately cleared out at peak pricing.
The final two-bedroom unit transacted in December 2025, setting a record psf high for that unit type. Compared to launch levels, the final transacted price was roughly 9% higher. In other words, two-bedders did not rely on discounts to clear inventory; rather, they sold out completely amidst an appreciating price trajectory.

Three-Bedrooms Demonstrated the Strongest Price Resilience
Comparing price performance across various layouts, the three-bedroom units proved to be the strongest performer at The Continuum.
Presently, the storey-adjusted average transacted price for three-bedders is about 7% higher than at launch, and prices continue to hold firm near the development's historical peak.
This underscores that three-bedroom units have enjoyed not only steady market absorption but also robust price resilience.

Four- and Five-Bedrooms Remain Above Launch Levels Overall
Looking at four- and five-bedroom units collectively, prevailing prices remain around 3% higher than at launch.
Although prices have eased by about 2% from their peak in 1Q 2025, overall price levels remain higher than when the project first launched.
That said, analysing five-bedders in isolation presents a slightly nuanced picture. The storey-adjusted average psf price for five-bedroom units transacted in 2026 was about 3% lower than the average across the first three five-bedders sold at launch. This modest recalibration aligns directly with the timeframe when five-bedroom sales abruptly gained momentum.
Less Than a Year to TOP: Another Major Drawcard
Beyond price adjustments in select layouts, The Continuum now possesses a distinct advantage that was absent at its 2023 launch: physical completion is just around the corner.
The Continuum is slated to obtain TOP in 2Q 2027. For buyers entering the market today, the wait time to collect their keys is now under a year.
For owner-occupiers, this offers a much clearer move-in timeline, sparing them years of waiting during construction.
For investors, it translates to receiving handover much sooner to tenant out the property, allowing rental income to start offsetting mortgage outlays earlier.
Compared to a year ago, when TOP was still some two years away, the project's "near-completion" appeal is demonstrably more compelling today.
Why Did Sales at The Continuum Suddenly Pick Up?
Synthesising recent transaction data—and setting aside agency commission dynamics—the latest acceleration in sales at The Continuum can be primarily understood through two main lenses: targeted price adjustments and a shortened runway to TOP.
First, one-bedroom units underwent a noticeable price repositioning starting in late November 2025. Following this adjustment, around 80% of the one-bedroom inventory was steadily absorbed, culminating in a complete sell-out by July 2026.
Second, the development is now less than a year away from TOP. Compared to the roughly two-year wait required at the same time last year, buyers now face a substantially compressed timeline to key collection. This enhances the project's immediate appeal for both owner-occupier families seeking prompt occupation and investors eager for swift rental yields.
Conclusion: Behind the 97% Sold Figure Lies More Than Just "Freehold" Appeal
With 202 units transacted over the past 12 months, The Continuum has emerged as the best-selling condominium in District 15 over that period, recording more than double the volume of the second-placed development.
As of 25 July 2026, 97% of the 816 units have been sold, leaving a mere 24 Prestige Collection residences available.
Yet, dissecting the numbers shows that this sales acceleration did not occur uniformly across all unit types, nor can it simply be attributed to District 15's prestige or freehold tenure alone.
Two-bedders sold out early, with final pricing closing 9% above launch levels; three-bedders currently sit about 7% above launch; while four- and five-bedders remain roughly 3% higher overall.
The layout that experienced a genuine, pronounced price adjustment was the one-bedroom type—and it was precisely one-bedders that witnessed the sharpest sales uptick in recent months.
At the same time, five-bedroom units broke out of a protracted sales lull to notch 13 transactions between April and July 2026.
Coupled with an impending TOP in 2Q 2027—reducing the waiting period to under 12 months—multiple catalysts have converged to propel The Continuum into its final lap of sales.
If the current momentum holds, this 816-unit freehold landmark, launched in May 2023, is drawing tantalisingly close to a complete sell-out.
