First Look: A Complete Guide to 8 Major New Launches in Q2!
Singapore's private residential market demonstrated strong performance in the first quarter of 2025. Capitalising on this momentum, developers are expected to roll out eight new private housing projects totalling 3,894 units in the second quarter, injecting a fresh wave of vitality into the market.

Q1 Review: Strong Launch Take-Up Rates, Prices Hit District Highs
Key benchmark projects in Q1 include:
PARKTOWN Residence (Tampines): Sold 87% (1,041 units) during its launch weekend, setting a year-to-date sales high.
Lentor Central Residences: Moved 93% (454 units) during its initial launch, achieving the highest sales rate this quarter.
The Orie (Toa Payoh): Sold 75% (668 units), marking the first new launch in the estate since 2015.
These developments are primarily situated in mature estates with excellent transport connectivity and comprehensive amenities, drawing substantial interest from buyers.
Several projects not only enjoyed brisk sales but also set new benchmark per-square-foot (psf) records for their respective planning areas:
PARKTOWN Residence: Average price of $2,360 psf
The Orie: Average price of $2,734 psf, rivalling prime luxury residences in the city centre
Taking into account both pricing and development scale, Q1 sales volumes exceeded market expectations.
Q2 Outlook: Inflow of CCR Launches May Temper Overall Price Growth

A total of eight new launches are slated for Q2, including:
Marina Gardens Lane (Marina Gardens): Anticipated average price of around $2,850 to $2,900 psf, attracting 5,000 visitors during its preview weekend
Bloomsbury Residences (Media Circle): Expected launch in April, offering 358 units
Arina East Residences (Tanjong Rhu Road): Rare freehold development in the East comprising 107 units
Zion Road (Parcel A) (740 units) and River Valley Green (Parcel A) (380 units): Located in the Core Central Region (CCR), developed by CDL, Mitsui Fudosan, and Wing Tai Holdings among others
Thomson Road (Parcel B): Expected to yield around 941 units
Notably, the tender land bids for Zion Road and River Valley Green were significantly below market expectations, reflecting cautious developer sentiment.
Private residential prices are estimated to grow by around 1.5% quarter-on-quarter in Q1, with growth potentially moderating to 1% in Q2. The primary factor behind this slower pace is the higher concentration of CCR launches entering the market, where buyer receptivity remains to be seen. Given the lower price premiums in the CCR, whether buyers are willing to absorb higher price tags warrants close observation.
Market in Transformation: Investors Seek Undervalued Opportunities
Among the new launches, Arina East Residences holds strong market potential due to the limited supply of freehold land in the East.
Meanwhile, the locations of Bloomsbury Residences and Marina Gardens Lane boast long-term transformation potential, which is expected to appeal to strategic, forward-looking buyers.
