Final 14 units at Klimt Cairnhill from $3,435 psf

Luxury condominium Klimt Cairnhill was previewed in August 2021 and officially launched in January 2022. Only the final 14 units out of the 138 units in this freehold development remain available for sale, all of which are three-bedroom apartments.

Low Keng Huat, the Singapore-listed property developer behind Klimt Cairnhill, is currently offering a special promotion on five of these 14 apartments. These units measure 1,432 sq ft and span the 19th to 23rd storeys of the 36-storey residential tower. The promotional campaign features a flat price of $5.138 million, or $3,588 psf, across all five floors.

Another 1,432 sq ft unit remains on the 10th floor, priced at $4.92 million, or $3,435 psf.

Klimt Cairnhill offers a total of 51 three-bedroom apartments, with sizes of 1,432 sq ft and 1,496 sq ft. To date, the 37 units sold have fetched prices ranging from $4.85 million ($3,388 psf) for a 1,432 sq ft unit on the sixth floor to $6 million ($4,010 psf) for a 1,496 sq ft unit on the 28th floor.

During the initial launch phase, four-bedroom apartments and penthouses were the most sought-after unit types in the development. This was in the post-Covid-19 era, when demand for larger units with more bedrooms was particularly pronounced.

Large units snapped up by foreign buyers

Klimt Cairnhill features only two penthouses. The 4,898 sq ft, six-bedroom single-level penthouse was sold in November 2021 for $26 million ($5,309 psf), which remains the highest psf price achieved in the development to date.

The second and larger penthouse is a 5,920 sq ft, six-bedroom duplex occupying the 35th and 36th storeys, which went for $27.5 million ($4,645 psf) in February 2022. The buyers of both penthouses—as well as the majority of buyers in that segment—were Chinese nationals.

There are 35 four-bedroom units in total, comprising 28 units of 2,056 sq ft and seven larger units of 2,367 sq ft. Transacted prices for four-bedroom units ranged from $6.93 million ($3,371 psf) for a 2,056 sq ft unit on the sixth floor to $10.098 million ($4,264 psf) for a 2,368 sq ft unit on the 35th floor.

All four-bedroom apartments and penthouses were fully sold prior to the implementation of the latest round of property cooling measures on 27 April 2023, when the Additional Buyer's Stamp Duty (ABSD) for foreigners was doubled to 60%.

Two- and three-bedroom apartments catering to young buyers and families

Following the cooling measures, the developer decided to release the two-bedroom units at Klimt Cairnhill. These comprise 22 units of 829 sq ft two-bedders and 28 units of 893 sq ft two-bedroom-plus-study apartments.

Given the sizes and quantum of the two-bedroom units, the developer anticipated they would primarily appeal to local homebuyers and investors. All two-bedroom units have since been completely sold out, with prices ranging from $2.63 million ($3,173 psf) for an 829 sq ft unit on the sixth floor to $3.138 million ($3,512 psf) for an 893 sq ft two-bedroom-plus-study on the 16th floor.

Proximity to Anglo-Chinese School (ACS) was a major draw, particularly for young families with school-going children. The two-bedroom-plus-study layout proved especially popular among Singapore Citizens and Permanent Residents (PRs), as the study can be repurposed into an extra bedroom if needed.

Klimt Cairnhill is also close to the Orchard Road shopping belt, the Central Business District (CBD), and other premier local schools such as St. Joseph's Institution Junior and St. Margaret's School. International schools in the vicinity include EtonHouse International School and Chatsworth International School.

Construction of Klimt Cairnhill is well underway, with the development targeted to obtain its Temporary Occupation Permit (TOP) in April 2025. Now nearing completion, the project presents a compelling proposition for local families seeking a prestigious freehold property in prime District 9.
