Daintree Residence breaches $2,200 psf for the first time, reaffirming value of 99-year Bukit Timah condo
Daintree Residence in Bukit Timah hits new high, crossing $2,242 psf for the first time
Singapore's private residential market has recently seen another standout transaction.
Daintree Residence, located in District 21's Bukit Timah, emerged as the non-landed private residential development that set a new psf price high islandwide between 14 and 21 July.
According to the latest caveats, a 1,485 sq ft, four-bedroom unit on the fourth floor changed hands for $3.33 million on 17 July, working out to $2,242 per square foot (psf)—setting a new all-time psf high for the development.
This also marks the first time Daintree Residence has crossed the $2,200 psf threshold.
The previous high was $2,199 psf, set in April 2024 when a 1,055 sq ft, three-bedroom unit was transacted for $2.32 million.

Mature Bukit Timah residential enclave with rich educational resources
Located along Toh Tuck Road in District 21, Daintree Residence is a 99-year leasehold development comprising 327 residential units spread across twelve 5-storey blocks.
The project offers one- to four-bedroom layouts ranging from approximately 592 sq ft to 1,593 sq ft.
Proximity to top schools has always been a key selling point for the development.
Within 1 km of the project are:
Pei Hwa Presbyterian Primary School
Bukit Timah Primary School
Within 2 km are:
Methodist Girls' School (Primary)
Methodist Girls' School (Secondary)
The comprehensive network of reputable schools has supported steady owner-occupier demand in Bukit Timah.
Resale prices climb steadily
While price gains over recent years have not been exceptionally rapid, overall values at Daintree Residence have maintained steady growth.
Transaction records show:
Year-to-date in 2026, the development has logged 19 resale transactions at an average price of around $2,052 psf.
In 2025, 14 transactions were recorded at an average of around $2,037 psf.
Overall, the development's average transacted price continues to creep up, reflecting resilient support for the Bukit Timah residential market.
19 Nassim logs new psf low
In contrast to the record high at Daintree Residence, 19 Nassim, nestled in the prime District 10 luxury enclave, recorded a new all-time psf low.
A 538 sq ft, one-bedroom unit on the second floor was sold on 16 July for $1.5 million, translating to approximately $2,787 psf.
This comes in below the development's previous low of $2,957 psf set in November 2024,
when a 646 sq ft unit transacted for $1.91 million.

Intensifying competition in the luxury segment
19 Nassim is located along prestigious Nassim Hill in District 10. Completed in 2023, the 99-year leasehold project comprises 101 units.
Although situated in a quintessential prime luxury enclave, its transacted prices face stiffer competition compared to neighbouring developments.
Data over the past 12 months reveals:
19 Nassim averaged around $3,294 psf
8 Napier averaged around $3,329 psf
The Nassim averaged around $4,485 psf
The Loft (an older development) averaged around $2,129 psf
This shows that 19 Nassim currently sits in the mid-tier price bracket of the luxury segment—trailing ultra-luxury developments while holding a premium over older residential projects in the area.
Market observations
Two noteworthy trends have emerged in the market recently.
On one hand, Daintree Residence hitting a new all-time psf high demonstrates that mature residential enclaves in Bukit Timah remain highly sought after by buyers. Projects boasting reputable school zones and serene living environments continue to see their long-term value validated by the market.
On the other hand, luxury project 19 Nassim recording a new historical low highlights that even within prime districts, competition is fierce, and transacted prices remain influenced by product positioning, unit sizes, and broader supply-demand dynamics.
Overall, Singapore's private home market is not rising in unison across all segments, but is instead entering an increasingly bifurcated phase. Enclaves backed by mature amenities, resilient owner-occupier demand, and enduring growth potential continue to demonstrate robust price resilience.
