Bukit Panjang Welcomes First New EC in 14 Years! Surrounding Private Home Prices Cross $1,900 PSF with Promising Growth Potential

Resale and New Launches in Demand: Is Bukit Panjang the West’s Next Property Hotspot?

After a 14-year hiatus, Bukit Panjang is finally set to welcome a fresh supply of Executive Condominiums (ECs). The Housing & Development Board (HDB) launched a new EC site at Senja Close in mid-March this year, estimated to yield around 295 residential units—signalling a potential resurgence of activity in this mature western housing estate.

Bukit Panjang’s Next High-Potential Parcel: Senja Close EC Site Unveiled

Spanning over 109,000 sq ft with a gross floor area (GFA) of up to roughly 328,000 sq ft, the Senja Close site falls within the mass-market Outside Central Region (OCR). This comes 14 years after the launch of Blossom Residences in 2011, which was developed by City Developments Limited (CDL).

In comparison, the new site is closer to Bukit Panjang MRT station, accessible within a roughly 10-minute bus ride (compared to 15 minutes for Blossom Residences). It is also within walking distance of several schools, including West Spring Primary School, West Spring Secondary School, MOE Kindergarten, and Zhenghua Secondary School, surrounded by well-established amenities and educational institutions.

Notably, the Downtown Line (DTL) from Bukit Panjang station will be extended to the Sungei Kadut area by 2035, a move that is poised to further boost the estate’s connectivity and property values.

Resale Condos Maintain Strong Momentum as PSF Prices Climb

Even before the launch of the new EC, several non-landed private residential projects across Bukit Panjang have recorded brisk transaction activity alongside steady price gains, reflecting resilient underlying demand and a vibrant local market.

Hillion Residences: As the first mixed-use development in the West integrated directly above a shopping mall, it has seen keen demand since its 2013 launch. In February this year, a 710 sq ft unit changed hands at $1,907 psf, setting the estate's highest psf record for Q1.

The Tennery: Completed in 2012 with 338 units, the development saw four transactions in the first two months of the year, with prices holding steady at around $1,300 psf.

The Linear: A low-rise development completed in 2006 standing at just six storeys, its transaction prices hovered between $1,400 and $1,524 psf in Q1. While transaction volume was modest, price resilience remained solid.

Maysprings: Completed in 1998 with 636 units, this 27-year-old development continues to record steady transactions. Among the three caveats lodged in Q1, the highest reached $1,213 psf, offering great value for money.

Mature Amenities, Transport Upgrades, and Schools Draw First-Timers and Upgraders

Bukit Panjang has long been viewed as a self-contained and accessible choice for homebuyers. The area boasts multiple integrated shopping malls, such as Hillion Mall, Bukit Panjang Plaza, Lot One, and Junction 10, alongside junior colleges and the Institute of Technical Education (ITE).

In terms of transport, Bukit Panjang is served by the LRT network linking the entire estate, as well as the Downtown Line (DTL). With the future line extension towards key industrial growth corridors, there is significant potential for rental yields and capital appreciation.

Market Outlook: New EC Poised to Reignite Regional Buying Interest

With the release of the new Senja Close EC site, Bukit Panjang is well-positioned to recapture the attention of owner-occupiers and HDB upgraders. Backed by rising non-landed private residential psf prices, comprehensive lifestyle amenities, and forthcoming transport upgrades, a realistically priced launch here could easily trigger strong buying interest.
