Branded Residences Return to the Spotlight as UHNWIs Eye Singapore Luxury Homes

With the steady growth of ultra-high-net-worth individuals (UHNWIs) across Asia, Singapore's branded residences market is poised for a resurgence. Two highly anticipated launches—W Residences Singapore – Marina View and Aman Residences—are set to reignite interest among affluent luxury home buyers.

Branded Residences: Merging World-Class Hospitality with Luxury Living

Branded residences are luxury developments managed by prestigious five-star hotel marques, combining private home ownership with dedicated clubhouse amenities and bespoke hospitality services. Since the debut of The St. Regis Residences in 2006, only four branded residential developments have been launched in Singapore, the most recent being Pullman Residences in 2019.

Market data reveals that despite a quieter transaction volume over the past year, prices have held firm:

Pullman Residences held steady around $3,000 psf
The St. Regis Residences climbed from $2,500 psf last year to $2,896 psf in January this year
The Ritz-Carlton Residences set a record high of $5,397 psf for a unit last year

Two High-Profile Launches in the Limelight: The Debut of W and Aman

W Residences Singapore – Marina View

Operated by Marriott International and developed by IOI Properties Group
Total units: 683, comprising one- to five-bedroom layouts
Location: Marina View

Aman Residences

Location: Former AXA Tower site, part of the new 8 Shenton Way integrated development
The mixed-use landmark also includes Skywaters Residences and a six-star Aman hotel

The roll-out of these two ultra-luxury branded residences not only signals renewed vibrancy in this niche segment, but also reinforces Singapore's standing as a leading global wealth haven.

Wealth Inflows into Singapore Fuel Luxury Housing Demand

The number of single-family offices surged from around 400 in 2020 to over 2,000 in 2023. By 2028, the population of UHNWIs with net assets exceeding US$30 million is projected to increase by 28.1%, with roughly 40% based in the Asia-Pacific region.

Branded residences epitomise the pinnacle of luxury living, offering the comforts of home alongside five-star hospitality. Beyond prime living spaces, they serve as prominent status symbols.

However, the sector had cooled in recent years amid Additional Buyer's Stamp Duty (ABSD) hikes and increasingly competitive offerings from high-end, non-branded luxury condominiums.

Early Signs of Recovery as Resale Returns Improve

Analysts note that sentiment in the branded residences segment is turning positive. While early resale transactions at The St. Regis Residences saw historical losses, margins have since narrowed and several units have returned to profitability, with average seller returns reaching 2.9% last year.

A prospective low-interest-rate environment, the growing pool of UHNWIs, and calibrated pricing are restoring confidence in branded homes.

Developers and Agents Eye Market Rebound

Supply remains exceptionally tight, but demand from well-heeled buyers is resilient. W Residences will serve as an essential bellwether of genuine luxury demand in the city state.

Branded developments enrich Singapore's high-end property landscape—and as global capital continues to anchor here, demand is well-positioned to follow suit.
