Average Landed Home Prices in Singapore Cross $2,000 psf
Landed Property Prices Cross $2,000 PSF for the First Time! Wealthy Local Buyers Drive $2.4B in Transaction Value
While many are still waiting on the sidelines wondering if the property market has peaked, Singapore's landed housing sector has quietly hit a historic high.

According to reports, the average price of landed properties in Singapore crossed the $2,000 psf threshold for the first time, reaching $2,008 psf—a 3.3% quarter-on-quarter increase and the fastest quarterly growth in nearly two years. This also marks the steepest climb recorded since 2002.
Even though total sales volume dipped slightly—with 412 units sold in Q1, down 5.3% from Q4 last year—overall transaction value moved in the opposite direction, hitting $2.4 billion, reflecting robust price resilience.
Wealthy Local Buyers Anchor the Market: Solid Fundamentals, Rising Prices
This pricing breakthrough is largely supported by expanding wealth among Singapore's high-net-worth families and easing interest rates. Landed homes have long served as symbols of status and wealth preservation in Singapore, remaining exceptionally attractive to ultra-high-net-worth individuals.
While the segment continues to draw interest from foreign buyers, 87.1% of purchasers were local private residential property owners, underscoring that affluent domestic buyers remain the core pillar of support. In contrast, the share of HDB upgraders fell to a record low of just 10.5%, signalling that this price bracket has moved beyond the reach of most mass-market upgraders.
Semi-Detached Homes Lead in Volume, Terrace Houses Command Highest PSF
Breaking down by segment:
Semi-detached houses: Recorded the highest transaction volume with 147 units sold, up 15.7% quarter-on-quarter, with average prices holding at **$1,800 psf**.
Terrace houses: Commanded the highest average price at **$2,135 psf**, though sales volume fell 18.4% quarter-on-quarter, as some buyers pivoted toward newly launched, larger layouts.
Detached houses: The priciest segment overall, with 46 units sold in Q1 at an average of **$1,882 psf**, generating remarkable transaction values despite fewer deals.

Top and Lowest Transactions Revealed
Highest transaction: A freehold detached house along Holland Grove Walk, transacted at $24.7 million.
Lowest transaction: A semi-detached house on Jalan Chempaka Kuning in Bedok with only 25 years remaining on its lease, sold for $1.2 million.
Price ranges varied widely depending on tenure and location:
99-year leasehold: $1.2 million – $14.8 million
999-year / Freehold: $2.4 million – $24.7 million
Top Five Most Popular Districts
The report highlights the five most sought-after landed districts: District 10 (e.g. Holland, Bukit Timah), District 15 (e.g. East Coast), District 16 (e.g. Bedok South), District 19 (e.g. Serangoon), and District 28 (e.g. Sengkang, Seletar).
These districts boast comprehensive lifestyle amenities, top educational institutions, and excellent transport connectivity, long cementing their status as core landed enclaves.
Market Outlook: Prices Likely to Steady Amid Wait-and-See Sentiment
Despite strong current data, price momentum for landed homes could steady moving forward: escalating US-China trade tensions may prompt high-net-worth investors to reassess asset allocation strategies, while local buyers are increasingly adopting a wait-and-see stance until the impact of tariff policies becomes clearer. Nonetheless, Singapore's standing as a stable safe haven remains intact, continuing to make it a prime choice for wealthy families seeking residence and wealth preservation.
