[A Must-Read Guide for Foreigners Investing in Singapore Real Estate]

A Simple 5-Step Guide: How Foreigners Can Invest in Singapore Property!

  1. Eligibility? Investment Budget? Bank Loan?
Foreigners can purchase private residential properties (condominiums and apartments) as well as landed homes in Sentosa Cove. While searching for your ideal property, it is essential to calculate your investment budget carefully and consult banks early to explore available home loan packages and financing options.

  2. Property Viewing? Booking a Unit?
Before making a purchase, it is best to view the property in person to ensure the unit suits your preferences. Once you decide to proceed, you will need to pay an Option Fee to obtain the Option to Purchase (OTP).

  3. Buyer’s Stamp Duty (BSD)? Additional Buyer’s Stamp Duty (ABSD)?
After exercising the OTP and entering into the contract, you must pay Buyer’s Stamp Duty (BSD) and Additional Buyer’s Stamp Duty (ABSD). For more details, please visit sgfangwu.com.

  4. Signing the Sale & Purchase Agreement?
The S&PA is the legal contract between the developer and the property buyer. If purchasing an uncompleted property under construction (BUC), payments are disbursed progressively according to construction stages; if purchasing a completed unit that has obtained its TOP, payments follow the standard completion schedule agreed upon.

  5. Completion of Transaction!
Once the Temporary Occupation Permit (TOP) is issued and the corresponding progressive payment is made, or the purchase price is fully settled as agreed, the developer will invite you for key collection. Upon collecting the keys, you may inspect your unit and submit a defect report to the developer for rectification works during the 1-year Defects Liability Period (DLP).
