$6,593 PSF! Singapore Sets New Luxury Home Price Record

Singapore Luxury Property Market Rebounds Strongly: Q1 Transactions Surge 64% to a Two-Year High

Following several quarters on the sidelines, Singapore's high-end condominium market has staged a robust comeback. According to the latest reports, a total of 72 luxury non-landed private residential units were transacted in the first quarter of 2025, surging 63.6% quarter-on-quarter and 35.8% year-on-year to hit their highest quarterly sales volume in two years.

These transactions amounted to a total sales value of $611.4 million, marking a 64.2% jump from the fourth quarter of last year and a nearly 60% increase year-on-year. Of these, 64 were resale units, while the remaining eight were new sales by developers, underscoring the resale market's continued dominance in the luxury segment.

17 Super-Luxury Homes Transacted Above $10M as Foreign Buyer Confidence Returns

Particularly noteworthy was the transaction of 17 units with price tags exceeding $10 million in Q1, restoring transaction activity to levels seen prior to the cooling measures introduced in April 2023. Notably, 12 of these units were purchased by foreigners or Permanent Residents (PRs), reflecting renewing confidence among overseas high-net-worth individuals (HNWIs) in Singapore's status as a safe haven for investment.

The priciest transaction this quarter was a five-bedroom penthouse at Park Nova. Spanning 5,899 sq ft, this luxury apartment changed hands for $38.889 million, translating to an eye-watering $6,593 psf. This marks the second-highest condominium transacted psf price in Singapore's history, trailing only a unit at The Marq on Paterson Hill sold in 2011 ($6,650 psf).

Luxury Rental Market Warms Up Concurrently: Three- and Four-Bedroom Rents Surge

Alongside climbing sales volumes, Singapore's luxury condo rental market has also charted an upward trajectory. In Q1 2025, the overall average monthly rent rose 6.6% quarter-on-quarter to $14,672, up 1.7% year-on-year.

Three- and four-bedroom units registered particularly remarkable rental gains, climbing 9.4% to $12,255 and 7.1% to $18,066 respectively. This surge can be partially attributed to an increasing number of foreign tenants choosing to lease luxury homes in Singapore while awaiting approval of their PR applications.

Conversely, median monthly rents for five-bedroom units retreated from over $30,000 at the end of last year to $18,667, suggesting that leasing demand may be shifting towards more compact and functional high-end layouts.

Market Remains Resilient, Future Luxury Launches Poised to Continue Drawing Buying Interest

Although the luxury residential market rebounded prominently in the first quarter, buying momentum tempered slightly heading into Q2, largely weighed down by global market uncertainties arising from the new round of US tariffs announced in April. Even so, the luxury resale market currently faces "no discernible selling pressure", with overall prices holding firm and buyer sentiment yet to be materially undermined.

In the coming months, the market is poised to welcome more new launches tailored for ultra-high-net-worth individuals (UHNWIs), presenting premium asset allocation options for buyers. For instance, 21 Anderson, developed by Kheng Leong, was quietly rolled out in April and has already sold three four-bedroom units totalling over $60 million. These units, each measuring 4,489 sq ft, fetched transacted prices ranging between $20.97 million and $23.1 million, with psf prices topping out at $5,127.

What Does the Luxury Market's Revival Signify?

This rebound in the luxury property segment not only reflects stabilising interest rates and the conclusion of buyers' wait-and-see posture, but also reaffirms the high-net-worth segment's conviction in Singapore's political stability, legal transparency, and wealth preservation capabilities.

The recovery in luxury home prices once again attests to the enduring trust and affinity that UHNWIs hold for Singapore luxury residences.

If the prevailing trend persists, we may well witness a fresh wave of ultra-luxury developments taking centre stage in the luxury real estate market over the months ahead.
