2026 Property Market Outlook: Risks or Opportunities Ahead?
Whenever new launch prices hit fresh highs, a question invariably surfaces in the market: Is the private condo market in 2026 a bubble, or a more mature equilibrium?
Looking at the data and structural fundamentals, the 2026 new launch market is not driven by speculation, but underpinned by several core drivers.
First is population growth and sustained urbanisation. As a regional business and financial hub, Singapore continues to attract foreign talent and global enterprises. Whether it is local family formation or foreign professionals settling down, these dynamics continue to drive housing demand.
Second, HDB upgraders remain the market's primary pillar. An increasing number of flat owners choose to upgrade to private residential properties or Executive Condominiums (ECs) upon fulfilling their Minimum Occupation Period (MOP). They are not merely pursuing an upgrade in living quality, but also seeking asset appreciation. This represents genuine owner-occupier demand rather than short-term flipping.
Why Are Developers Still Bidding Confidently for Land?
If the market were truly entering bubble territory, developers would typically turn conservative.

Yet in reality, land tenders remain competitive. Robust bids across multiple land parcels reflect developers' sustained confidence in the market outlook.
There are two key drivers behind this:
First, they are positioning for long-term demographic and employment shifts rather than short-term fluctuations.
Second, land supply is fundamentally limited. Prime sites, particularly in the Core Central Region (CCR), remain scarce, which naturally keeps prices elevated.
Currently, quantum prices for many CCR developments have surpassed S$2.5 million, yet buyer profiles remain resilient, indicating solid support for the luxury segment.
Have Policy Measures Effectively Curbed Speculation?
In recent years, the government has effectively reined in purely speculative buying through loan curbs and tighter eligibility frameworks.
Stringent loan assessments and elevated Additional Buyer's Stamp Duty (ABSD) rates have significantly raised the barriers to short-term speculation. The market has steadily returned to a more rational transaction structure.
This has, in fact, fostered a much healthier market environment: transaction velocity has moderated without runaway price surges, while demand remains stable with measured capital appreciation.
Why Do Prices Remain Resilient?
The key lies in land supply and location.
Prime land supply is inherently constrained, especially in the CCR. With rising land acquisition costs over recent years, the price floor for new launches has effectively shifted upwards.
Even if price growth moderates, a sharp correction remains unlikely because overall development costs and baseline benchmarks have moved higher.
In other words, the 2026 market is not marked by runaway price escalation, but by a far more entrenched and resilient price foundation.
Which regions command the strongest demand?
Which projects are approaching their pricing ceiling?
Is entering the market this year an opportunity, or is it better to wait for a more favourable window?
